Beautiful weather, grateful neighbors, happy elected officials and Kosher macaroons and brownies all contributed to a "feel good" spring gathering in my neighborhood. We assembled at the corner of Hopkins and The Alameda in Berkeley, CA today to celebrate the re-opening of a newly updated, expanded and revitalized North Berkeley Library. Mayor Tom Bates, Assemblywoman Loni Hancock, City Councilmember Laurie Capitelli and Betty Olds were all on hand to cut the ribbon to officially open the newly restored library. Owners On Stage in Oakland CA I love this article about how much a difference staging makes but also have to say I have talented clients who have an eye for “the look.” My clients who recently sold their home on Circle Hill in Oakland did all the staging themselves. Agents came in to see the house and would ask me “who was the stager.” Now that’s a compliment to a job well done! I often have sellers comment that their house never looked better than when it's been staged (either professionally or personally)...ironically, right before they move out. But there's no reason only perspective buyers should get to enjoy a well decorated home. One of the best times to give your house a good make-over is right before you move in! Usually when I analyze sold data for the Berkeley, CA real estate market, it reinforces what I’ve experienced as a REALTOR® representing both buyers and sellers in this East Bay area. Not so with the first quarter results for 2010! As our spring market evolved in 2009 we all were painfully aware of extremely low inventory. First quarter of 2009 saw a total of only 55 single family home sales. This year it feels as if we have a bit more inventory (a total of 72 sales), but we also have significantly more buyers. I would hope this would be true, since buyers have had a year to watch and hope for the market to tumble – only to see prices hold essentially constant. Interest rates continued to be at record-breaking low levels, inching up only recently. And buyers, especially first-time buyer...

I recently was on the listing side of two wonderful, "very Berkeley" Arts & Crafts homes in North Berkeley. Neither of them had classic floor plans, but both had tremendous amounts of original wood  and exceptional period details, multiple fireplaces, updated kitchens and larger than normal lot sizes. In both cases I was successful in getting our local paper to feature these homes in the Real Estate sections during their marketing period. That special marketing, an individual website for each property with lots of photos, plus my marketing to a specialized group of Arts & Crafts and period home enthusiasts, resulted in huge attendance at my open houses.  One was priced well IMHO, based on the comments I received from agents (though numerous buyers thought it was priced too high).
