Brea, CA is a community in Orange County that's known for many things including our displays of public art.It's one of those things that I appreciate daily. The work to the right has become one of my favorites, it seems like I see discover something new each time it's explored, whether it's day or night. Entitled "A Tree Within" it located near the upper section of Olen Pointe a commercial complex of high rise office buildings and a few restaurants. The center is located just to the east of the 57 freeway and north of Lambert Rd. If you happen to be in or around town take the time to stop by to enjoy the art. Brea, CA Real Estate Sales Report ~ Brea housing inventory remains low compared to earlier this year.  Brea Single Family Homes for October 2009: 53 re-sale homes were  for sale, compared to 50/59/56/67/81/65/94/ respectively for the past few months.    21 pending sales & back-ups, down from 28/42/33/20/23/18/15/24/20/16/36/30/27 in prior months.   33 homes closed in Oct. as compared to 23/20/22/15/24/29/12/13/20/11/28/30 respectively in the prior 12 months.  Average selling price for Oct. was $530,000 down slightly from last month, avg. sq. ft. was 2211. Here I am sitting at a spare computer in the back room of Heather's office. I am deciding if I should get my RE license, or do I really need one. Since the most I can do at an open house is say "Hi, welcome to another Heather Crawford Open House", I may be "forced" to get one. Whatever I can do to help her, I will. Then there's the issue of our house, which is still up for sale. Anyone looking for an awesome 1910 Craftsman house with many original features on 1/2 acre with a full 1,400 sq. ft. basement? So far no one has shown enough interest to come up with a reasonable offer. So much for our plan to downsize, get rid of clutter, and live on 10% and give away 90%. This is Scott again - Heather is getting ready for another day in real estate. As I sat in the office yesterday, I heard the daily chatter that is part of real estate: "My client is unrealistic", "I can't believe they made such a ridiculous offer", "I need to get a real job" and the like. We are all so "me" focused that we forget what really matters. I was reminded of that when I opened the local paper this morning and read the story of an 8-year-old boy who had lost his 2 year battle with cancer. Noah Dowell (nicknamed "The Mighty"), died this past Saturday. In 2007 he was diagnosed with a malignant tumor and given only 9 months to live. He would beat that diagnosis by a year. Hello again - this is Scott - Heather's husband and yard sale co-conspirator. As we continue on our journey to "live on 10% and give away 90%", we still are amazed at what we will hang on to because "we might need it one day." All day Friday we kept opening boxes in the garage and asking each other "Did you want to keep this, or was it me?" We had to borrow six large tables from our church just to hold the stuff. We opened cabinets in the basement and discovered more junk that the kids had stashed away in their younger days (chips off the old blocks). So yesterday was the big day. I suspect many buyers believe that they can cancel an escrow and not lose any money.  Not 100% true.  Some escrows in North Orange County real estate have a cancellation fee, plus some out of pocket costs that escrow has to pay will be allocated to the buyer.  Even the sellers cost of HOA documentation fees will be paid out of the deposit of the buyer (only until either another escrow is open on the property or the seller brings in some money to escrow).  This will surprise many people.   But remember, the only money in the escrow to pre-pay HOA document fee is the buyers money - until escrow closes of course.  So be alert Buyers - you may not get all of your deposit back. (At least right away)
