The holidays are over and for those of you who are interested how Calabasas housing market is doing, here is the most recent housing updates: The housing inventory in Calabasas city slightly decreased ( as expected, from 94 in Nov/15 to 66 in Dec/15), it still takes on average near 2 months to sell a property, yet, there are less properties in Escrow( 11 pending in Dec/15 comparing to 18 in Nov/15). Overall, Calabasas CA housing market remain healthy and prices of luxury homes of this city remain strong.  Median Percent of last list price in Calabasas is 96.7%.Naturally, Condos and Townhouses are very popular since they are rare, sold faster and with multiple offers.   The Oaks of Calabasas Market Update             2014 was  an  amazing  year  for   real estate  in  The Oaks of Calabasas,  with an  average  price per  sq ft increase from 2013 of 20%. There are currently 20 active listings on the market with an average price per sq ft of  $626.  There are a number  of  exceptional homes on the market  that will demand a higher than the  $568  2014  average so we will see where we go from here.  It is important to consider that  average price per  sq ft  gives a good idea  of  the general market in the community,  but also know that price per  sq ft can vary widely depending on the location, size,  lot,  view and upgrades upon other aspects of the    home in question.               Average Minimum Maximum Average $ Change From Closed Sales Sales Pric...

As an agent who specializes in luxury real estate in the Calabasas area, it was very interesting to read the CNBC article about $1 million-plus home sales up 16%. This is great news since medium home prices in the area are over $1 million and with high demand, limited supply and double digits price gains  from 2013, home sales in the Calabasas area are set for another outstanding year.
