It looks like housing prices may creep up this spring here in Calabasas, CA. There are only 141 homes on the market as I write this blog and another whopping 74 in escrow!  If you’re only counting active listings, that’s less than five months of inventory. In The Oaks at Calabasas there are only 17 homes for sale. You can get a four bedroom, five bath, 4479 square foot mini mansion for $1,599,000 or scoop up a luxurious seven bedroom, nine bath estate with a pool, water slide, guest house, security cameras and more for a cool $12,500,000. In Mountain View Estates off of Mureau Road there are nine houses for sale, all of them over 6,000 square feet, ranging from $1,999,999 to $4,500,000. In Mont Calabasas there are only three homes for sale and 26 in Calabasas Park and Calabasas Hills co...

"I'm looking for a steal in The Oaks of Calabasas".  At least once a week I get a call or email from a buyer hoping they can steal one of these McMansions for a song.  Yes, yes, there are great deals, but no you're not going to get one of these houses for under a million dollars.  So here are the foreclosure facts for The Oaks of Calabasas.More than 10% of the distressed properties in Calabasas are located in the The Oaks.  According to Dataquick there are 205 properties in Calabasas, CA that have a Notice of Default filed, Notice of Trustee Sale, or are Bank Owned as of today.  Of these properties, a whopping 28 (13%) are located in The Oaks.  Not surprisingly most of these homes were built in 2006 and 2007.  Chase seems to be the big loser here holding 10 (36%) of these super jumbo mo...

How many times you were trying to find something in a hurry, only to realize that there is too much stuff inside of your closet, in the kitchen cupboard, or on your desk? The clutter we keep prevents us from being on time, makes us procrastinate and requires extra time and money for cleaning. It keeps us in the past, makes us depressed and sometimes ashamed of ourselves. We feel disorganized and tired just by looking at the excess stuff we've accommodated during the years and can not part with. We keep too much stuff because it makes us feel more secure, or because we believe the more we have, the better. In today's world, where we have instant access to practically every item's high and low price alternative, we buy to our heart's content. This causes our homes to be filled with stuff,...

Compared to the surrounding areas, Calabasas Real Estate has survived quite well.  Although there have been some monthly variances, overall the median home price has decreased only 10% from January 2007 to January 2009.  Our neighbors right next door in Agoura haven't been so lucky.  They have experienced a 22% drop in the median price while Woodland Hills (South of the boulevard, 91364) home prices dropped 37% since January 2007. The excellent Las Virgenes School district plus the low percentage of foreclosures in Calabasas has helped Calabasas homeowners to hold on to their equity. I wanted to confess and share openly here that I have been having an affair.  My better half,  Platinum Home Staging, Inc. had some inkling I'm sure...  Being gone all day and not answering the phone,  ignoring my text messages until the next morning, actually "passing" on some jobs because I, "already have plans...." But here it is, out there for all to see, and I'm afraid that PHS, Inc. is just going to have to be OK with this "other" party..... It has been taking all my free time, even when I thought my business  was "slow" and waiting for the next wave, I knew I could always turn to my other obsession to keep my imagination running rampantly wild. Some of you might actually know this "other party" as I have slipped up a few times and exposed some portions of .... Well, Here it is,  ...

As an update to a previous post Teen room is no longer child's play, I mentioned that we took out the TV from the bedroom and placed in the Teen Loft.  Now the dilemma with this bonus room is that there are essentially NO WALLS. Imagine standing facing the main windows against the "back wall" (pictured) the 'wall' to the right is basically all French doors overlooking a central court yard.  The 'wall' from the point from which I am standing that should be behind me is actually open to the main hallway of the entire upstairs with entrances to the master bedroom and 2 guest bedrooms.  The 'wall' which should be to the left is an open staircase railing and has yet another door to a 4th guest bedroom....  So with NO walls, where do you put a TV, couch, desk, table, etc???? AND still be able...

Lately, it's been a little more difficult to keep transactions together.  If it's not a low appraisal, then it's a problem with a property inspection.  But we've learned how to nip those problems in the bud.  My biggest issue recently has been clients who decide to secure their own mortgage financing and find some unknown mortgage broker or worse an online mortgage.  I always say, actually I plead, that my clients use a mortgage company that I know and trust.  My famous last words are "if it sounds too good to be true, then it most definitely is, especially when it comes to your mortgage financing".  Unfortunately, I've had some buyer's who were lured by unusually low rates lately and boy oh boy has it been a ride trying to get funding. One of my clients recently purchased a Calabasas RE...

I'm currently working on a project that Janice Sutton threw my way (Thank you, Janice!) which involves another high end home in The Oaks, in Calabasas, CA. I am very familiar with this neighborhood, and have done several homes "behind the gates".  Let me set the preverbal "stage" for you. The Oaks community is set in a beautiful, guard gated community that welcomes you with a water fountain featuring of a family of deer.  It is the ONLY community in CA, which actually has a SECOND GATED community within the gated community - so I'm sure you catch my drift at the $$$ in this neighborhood.   Long story longer:  This bachelor has what every bachelor has in his dining room - a POOL TABLE, of course!  Well, his Broker suggested using a Stager to get his home up to par, since the exact same f...

The Dilemma:  A Teen boy who is a HUGE Star Wars fan but doesn't have anywhere to DISPLAY his collection.  Yes, a teenager who actually is into collecting, but he also has 1 of everything to play with. (Mom used to work for Lucas Films ~ which doesn't hurt either).  Keep in mind this is a boy who will soon be a teenager, so it needs to be something that can grown with him, but mom wanted to get the TV and video games out of the bedroom.  Lastly, the room gets very warm due to the sun beating down on the windows all day, and not very good ventilation.    The Solution:Floating wall shelves with ample enough space for all the collectables.Completely new, reversible bedding.TV is removed from room and replaced with a glass front storage unit for all the books, and top the room off with the ...

Since Haroldine Gearhart lives in Calabasas and works at Rodeo Realty - Calabasas, she is always on top of any community news. Most of you, I'm sure, remember when Calabasas was the first city in Southern California that gained recognition for enforcing a non-smoking ordinance which banned smoking cigarettes in all public places. Well, now a new ban is on the horizon, and Calabasas is now enforcing a ban on mobile car washing operations in the city. Calabasas is now alerting the community that the water run-off generated by the mobile car washing systems is a violation of State Law and of Calabasas Municipal Code Section 8.28. Their claim is that "This run-off is a source of pollution and contamination of the watershed system. Fixed-site car washes in the city invest significant reso...

Several of my clients called me on Friday about the new, mysterious house for sale in The Oaks at Calabasas with the dramatically low price and no picture on MLS.  I have all of my buyers set up with automatic MLS listings so they are emailed immediately when a home comes on the market that meets their criteria.  The system is so great that every once and awhile my clients will know before me about a new listing.  It just so happens that I was out with buyers on Friday and although I did see the notice of the new listing on my phone, I was busy and didn't read the details.  It didn't matter, if news is important enough you'll hear it from more than one source and I certainly did.So yes, there is a bank owned property on the market in The Oaks (REO's we lovingly call them).  The house wa...

There were thirteen closed escrows in Calabasas during February 2008 with an average sale price of $1,745,692.  Currently there are 174 homes on the market and an additional 28 with open escrows.  If you take a good look at this chart you'll see that the upper end is moving rather well. This brisk movement in the upper end is an indication that the rich are getting richer because they are seizing the buyers market opportunity.  I have had more buyers in the $2,000,000 and up range contact me since the beginning of the year than I did all of last year.  This is any indication that the smart money is on buy now and don't wait until its to late.AddressBdBthStyGarSqFtYr BltPriceDOM23814 Mulholland Hwy  2 2 1 2 D 920 1987 $315,000 10 26311 W Plata Ln  3 3 3 2 A 1,344 1981 $420,000 135 23643 P...
