The average sales price has shown some depreciation, however, these figures are based on averages and sometimes the averages skew the overall picture.  The lower price range homes are appreciating because of the low inventory, while the higher price range homes in Camarillo may still have some downward movement in prices. The Real Estate Market Trend illustration below shows that Camarillo Single Family Homes sales have declined from the high levels recorded in 2005-2006. The Camarillo Real Estate was not excluded from the Real Estate meltdown, however Camarillo has a higher price point than a few of the other close in proximity cities to it. Camarillo has a declining inventory, especially in the lower price range and the demand is high, therefore keeping Camarillo Single Family Homes quite stable for the last few years.
