It looks like an empty field now, or more precisely IS an empty field, but this site will soon be a new seniors housing community in Carlsbad.  The Bressi Ranch master planned community continues to grow and change, most recently with the construction of the Bressi Village Shopping Center, with Trader Joe's set to open in the next couple of weeks, and other retailers including Stater's Bros. to follow. The Carlsbad real estate market continues to evolve, and the statistics for January show a number of changes since December of 2008. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.  Media reports speak in general terms, rather than local, so that information may not represent the reality of our local Carlsbad real estate market. Having data from a knowledgeable agent about the local market conditions benefits you as the buyer or seller. In January 2009 there were 57 homes sold in Carlsbad's 4 zipcodes, as compared to 85 for December (a 33% decrease in sales). On Monday, January 26, the National Association of Realtors said existing home sales rose 6.5% in December to a seasonally adjusted annual rate of 4.74 million units. Economists had expected an annualized rate of 4.4 million units and suggested that bargain prices are bringing buyers back into the market.The median existing home price in December 2008 was down 15.3% to $175,400 from December 2007. It was the biggest year-over-year drop since recordkeeping began in 1968.The Conference Board said its leading indicators of future economic activity rose 0.3%, a better reading than the 0.3% drop economists had expected. The Carlsbad real estate market offer buyers a number of choices of new construction housing, including resales of newly built homes. The La Costa area in South Carlsbad has a couple of planned communities that still have new homes for sale. The most dramatic is La Costa Ridge, a gated community built on the highest point in South Carlsbad. The new Trader Joe's will be opening in Carlsbad on or about February 19th. The opening of this popular store has been much anticipated by area residents, probably mostly by those living in Bressi Ranch, the location of this and other stores, including a Stater's Brothers and the Rubio's restaurant chain. As folks in the area know, Bressi Ranch is a recently built and popular master planned community just north of La Costa.  Just a small aside - when my wife and I owned our art gallery in Cambridge, MA for 2 years we used to have 5-6 new art exhibits per year, with an opening reception. We always bought the wine, cheese and other prepared and packaged goodies from Trader Joe's hence the name Cater Joe's. Harbor Pointe in Carlsbad near Poinsettia and I5 is a gated community in a good location. And the real estate downturn seems to have avoided it so far. Very few homes have sold over the past couple years, and the prices have pretty much been holding steady. I guess it comes from a combination of location, price point, low HOA dues, and a well maintained gated community that never had a slew of buyers over-extending themselves. La Costa Greens is a large planned community in South Carlsbad near the famed La Costa Resort and Spa. Things are moving along at the Bluwater condos in terms of construction, and I understand they are getting close to being able to release the pricing. There seems to be a certain cache about lofts these days, and they are gaining in popularity out here in the Carlsbad real estate market and in other So Cal communities, especially urban areas. Having come from the Northeast, I was used to the idea of lofts, which have been around for a while. Lofts there are generally converted industrial buildings of one sort of another - manufacturing facilities, mills, factories, etc. - and they were usually in fairly urban settings. Open spaces (no doors or even walls), high ceilings, exposed pipes, beams and brick, and large windows are typical. The famed Carlsbad Marathon is one week from today, on Sunday January 25. The Carlsbad Marathon has garnered quite the reputation as a world class marathon, and with the course following a good part of the coastline with spectacular views, its popularity for both participants and onlookers is easily understood. The race begins at 6 am (gag) at the Westfield Shopping Plaza at El Camino Real and the 78 freeway in northeast Carlsbad. Only 1500 participants are allowed, and the pace must be at 13:44-minutes-mile or you will be redirected part way through the course to the finish via an alternate route.
