When we closed escrow on the home in Del Dayo yesterday, the seller seemed very relieved. She was happy and said an odd thing, not something that I have not heard before because I certainly have; just did not think it applied particularly to this transaction. What she said was, "You are a bull dog." Well, I prefer to think of myself as an Afghan Hound, with long silky hair.It was a bit contentious at the end since we did not close on time due to a snag with the buyer's lender. We woke up Friday morning believing it would close, and it didn't. That is not a good position to be in, having to explain to a seller why she has no place to live. Sometimes, buyer feedback can drive a Sacramento listing agent crazy. Over and over buyer's agents sent feedback saying either home was too big or it had too many levels. Because, this particular home, guess what? Exceeds 5,000 square feet, which was right there in MLS for all to read. And it is a tri-level, also in MLS for all to read.However, nobody reads MLS listings. Not agents. Not buyers. Maybe they look at the virtual tour, thumb through photos, and note price and property address. Not much else. Further, low inventory drives agents to throw darts at the board. Nothing to show, so they hop on every new listing, hoping it might fit or buyers might change parameters. A Sacramento short sale agent has her highs and lows during the day. One day the bank is telling me the investors will not postpone an auction. And I have to pass on that information to the seller, which breaks my heart. I beg for one more attempt. Then, 2 days later, the investor pulls a Jekyll and Hyde and approves the short sale, with the caveat we have to close in 2 weeks and no extension. I swear, I sometimes feel like Fred Sanford, clutching his chest and looking skyward: I'm coming, Elizabeth. In another short sale, we have approval from Chase Bank. I tell the seller, like I always do, to get legal advice about that approval letter, because my license does not allow me to give advice about it.
