From:California Farm Bureau Federation "Where Everything Grows," the city of Chino's motto, originally referred to its agricultural roots. Today it applies instead to growth in families, non-agricultural businesses and commercial and industrial complexes. Houses and business structures are going up at an astonishing rate. The Chino Valley was once home to more than 400 dairies and 400,000 head of cattlemand dairy cows are keeping pace with the human population. But that won't be the case for long, with 70 percent of the remaining 140 dairies either sold to real estate developers or in negotiations. This shift in land use from agriculture to urban development is going on throughout the state, but none is more dramatic than the mass exodus currently taking place in the Chino dairyshed, wh...

Comps are used as a technique too accurately appraising the value of any asset. In real estate too appraise the value of a home based on the most recent selling price of houses "Comps" in the same market area with similar attributes, such as square footage, lot size and the number of bedrooms and bathrooms too name a few. "Comparables" or "Comps" recent homes that have sold in the your neighborhood, not to be confused with active listing. Home that are for sale. Adore Realty13089 Peyton Dr. Ste. A short sale means the seller's lender is accepting a discounted payoff to release an existing mortgage. When a property is listed as a  sale with short sale terms does not mean the lender will accept your offer. When dealing with a short sale the homeowner is no longer involved in the negation of the sells price.Your agent can do research to find out who is on title, whether a foreclosure notice has been filed and how much is owed. This is important because it will help you to determine how much to offer.   Adore Realty13089 Peyton Dr. Ste. C-224Chino Hills, CA 91709    Corona Homes Chino Hills Homes Whittier Homes

Short sales - often called "pre-foreclosure" in listings - continue to drive the market down, but the effect is exaggerated by sellers who advertise a very low price to get attention and leave it to the lender to counter offers with a higher, more realistic price. They are called short sales because the seller actually owes more than he expects to receive from the sale. In order to complete a transaction, the lender must either accept less than what is owed or proceed with foreclosure and essentially "repossess" the house. A lender often agrees to a short sale because writing off a portion of the balance owed would be a better option than taking possession of the house and then having the expense of maintaining it, without receiving any payments, until a buyer can found. By the way, a se...
