  Citrus Heights, before it got all grown up, was mostly known for the Sunrise Mall. Sure, it had lots of affordable housing, but really, the Mall was the high point of Citrus Heights. Fast forward a decade or so and now our once sort of small Citrus Heights is a full-blown city. That's right, replete with its own police and fire department, Citrus Heights has exploded with growth, shopping, dining and even more housing. Citrus Heights is still considered affordable, housing-wise, but like all areas, there are some higher and some lower priced places to live. The Sunrise Mall Area has exploded with shops and stores, and I swear, last holiday season I got literally lost in the enormous Target Greatland...now that's big! I was on the CITRUS HEIGHTS MLS today looking over the statistics for the zip code of 95621. I found out that there are currently 158 active listings. Out of the 158 actives, there are 61 active contigent listings. These are the short sale listings that do have offers on them. The average list price per sq. foot is 132.0. Out of the 158 active listings, 24 are bank owned listings and 44 are short sale listings. There are 60 pending HOMES FOR SALE IN CITRUS HEIGHTS CA RIGHT NOW.The lowest pending sale is 99k and the highest pending home sale is 305k. There have been 140 homes sold in the last three months. That is an average of 46 homes sold per month. This data is telling me that there is a 3.4 MONTHS SUPPLY OF HOMES FOR SALE IN CITRUS HEIGHTS CA.  Since the average price per sq foot of...

I just pulled up the NUMBER OF HOMES FOR SALE IN CITRUS HEIGHTS CA. There are 154 homes for sale as of December 16th. A 154 homes have sold from September 15th to December 15th. There have been an average of 50 homes per month selling in CITRUS HEIGHTS during the last three months. The lowest price home sold for 99k, and the hightest price home sold for 374k.   That is a three month supply of homes. This is the first time the supply of homes has increased this year. The average sold price per square foot is 129.0 per sq. foot. The average days on market are 95. The average price per sq. foot is 127.00. The lowest active listing price is $82,000.0 and the hightest active list price is 349,000.0. Out of the 143 active listings, 108 are short sales. 12 are bank owned listings. There are 81 pending HOMES FOR SALE IN CITRUS HEIGHTS,CA. The number of HOMES FOR SALE IN CITRUS HEIGHTS, CA has dropped significantly in the last 12 months. I was on the CITRUS HEIGHTS MLS today and counted the number of active listings under 122k. There is only 7. Four of those listings allready had offers on them. A person could find 7 listings under 100k back in April or May. Now there is zero listings under 100k. I also counted the number of listings between 123k up to 159k in the same 95621 zip code. There are 60 listings in that price range. Seven are active listings. Sixteen are short sale listings. That means the remaining 37 listings are  short sale listings that allready have offers on them. They are not pending sales yet. They are just waiting for bank approval. OK... so I'm guessing that being a fan of a marching band isn't on your list of things to do before you die.  But honestly, why not?  It's kind of fun. My grey-haired attorney brother-in-law announced a few months ago that he had joined a marching band... one of the few volunteer community marching bands in the nation.  I thought he was kidding.  After all he was busy defending just causes, protecting the innocent, suing bad guys. This Friday I'm doing a marathon showing tour in Crosswoods.  Every time I enter that community, I get the willies...the good kind.  I just love it. What is it, you ask?  Crosswoods is a condo complex that feels like a collection of little cottages in the woods.  There are about 550 homes (don't quote me on that), that are neatly tucked away on various locations on a woodsy tree-lined greenbelt.  Every home has some type of greenbelt view. It's located in Citrus Heights, near Auburn and Van Maren, just behind the public Library and public tennis courts. There is a retirement home nearby, Crosswood Oaks, but it is not related. I just read that San Juan High School in Citrus Heights is breaking ground on some spiffing up projects. Good for them. Not only is it the oldest San Juan District school (built in 1913), but it's my husband, Dave's, alma mater. That was back in the 60's, but it's influence still reaches into our lives. Dave was a top notch athlete, and one of 3 Dunbar boys to grace the halls (classes of '63, '64 and '66, and yeah... they were all pretty cute!). Today, everywhere we go we run into San Juan alums... and I mean EVERYWHERE. I list a house... "Oh, you're Dave's wife?". I go to a store... "Dunbar... hmm, did you go to San Juan".
