Claremont CA Short Sale Claremont, California real estate has seen some drastic swings in prices, conditions and inventory. First, when the Claremont housing crashed in 2007, no one could sell a house. Anyone trying to only chased Claremont home buyers with dropping prices. Then came all the Claremont CA foreclosures. This attracted many cash buyers and investors. As banks realized that flooding the Claremont real estate market with foreclosures drove prices down even further, they began holding on to their Claremont foreclosed homes. This brought a new wave to the Claremont real estate market: Claremont CA Short Sales! The Claremont CA Short Sale Yes, Claremont California has seen the rise and fall of the short sale, and this type of transaction helped many distressed Claremont homeown...

Claremont Concerts in The Park 2014 I just love the City of Claremont. My kids all went to local Claremont schools, Oakmont elementary and El Roble Middle school.  It's such a beautiful city filled with wonderful trees and places to explore. this year's schedule for the Concerts In the Park Series has been posted. This year the concerts will be held at Memorial Park on Mondays at 7PM and will begin on Monday, July 7th and go through Monday September 1st. And as always, the Kiwanis Club will be selling all kinds of concessions from Hot Dogs to Nachos to popcorn and drinks. It's a great way to meet your neighbors, hang out with friends and hear some fabulous music in the process. Claremont Market Watch - January 23-30, 2014 Okay so, it's a fabulous time for sellers the city of Claremont, CA.  This week in Claremont 2 new listings came on the market.  It looks like folks in Claremont have slowed down on their choice to sell.  Usually this slows down right after the holiday business.  But it sure will pick up in the next couple of months.  People wanting to sell in Claremont may want to start jumping in before the big spring rush! There was 6 homes that went pending (into the escrow process) and 1 sold homes this past week.  One listing expired and 2 more have gone into back-up which means an original offer has been accepted and they are simply taking back up offers in case the first one backs out or falls out.  Pretty smart in these crazy real estate times.   So ...

Short Sale Agents in Claremont CA arrange with mortgage lenders to agree to accept a mortgage payoff that falls short of the balance that is owed by a borrower. In other words, a bank agrees to accept less than what is owed on a borrower's mortgage. Foreclosure is avoided through the Claremont CA short sale process, which is the primary goal so that the borrower's credit is not severely damaged as it would be through a foreclosure. If a foreclosure is imminent, a Claremont CA short sale can help soften the blow. A foreclosure can seriously affect an individual's credit and financial future. As a result, and because of the stress that the foreclosure process can cause, most Claremont homeowners are willing to consider just about any alternative. When facing foreclosure, the worst thing t...

I was fortunate to meet the new agent...or at least I thought she was new.  She called one day to ask me if she could "preview" my listing.  I thought, OK, why not! And the answer is that I still don't regret showing it to her. Showed her the home, explained about the neighborhood...the following week, I get a text.  Text reads, "I got your card (I had sent her a Thank You Card for visiting/previewing my listing), thank you so much.  You are so kind, and full of so many brilliant ideas.  I wanted to tell you before the sign goes up, I will be listing the home on ABC AVENUE.  It will be on the MLS on Wednesday.  Best of luck to you with your listing.  It'd be fantastic if we could find buyers for each other."   When I text back that's great and how exciting and Congrats and let's do t...

Claremont Market Watch - May 24-30, 2013 Okay, so I know I have been away for a couple of weeks, but I was visiting my son in NoCal. It was his birthday and he was commissioned as a youth pastor at a church while we were up there.  Such an exciting time in his life! Now, let's get down to it.  This week in Claremont only 14 new listings came on the market.  A huge number of people finally deciding it's time to move.  It looks like folks here in Claremont are getting the news about price going up, up and away! There were 11 homes that went pending (into the escrow process) and 9 sold homes this past week.  One listing expired and 2 more have gone into back-up which means an original offer has been accepted and they are simply taking back up offers in case the first one backs out or falls...

Claremont Market Watch - May 8-14, 2013 Okay, so the last statistics have proven to you that it is definitely a SELLERS MARKET. But the trend is continuing here in this week's Claremont Market Watch.   Last week, there were a total of 9 new listings.  Less inventory means higher prices and makes it a sellers market in Claremont.  When you compare this week's 9 to the 3 sold homes it doesn't show much of a picture here Claremont, CA .  But if you read on, you will find that it is still a sellers market in Claremont, CA.  so What does this mean to you if you want to sell?  This means that your home will be sold in a short period of time and many times will sell for more than the asking price.  Naturally, this doesn't mean that you can price your home high and expect the same results.  But...

Claremont Market Watch April 24-30, 2013 Okay, so Times, They Are A Changin'!  (Found Bob Dylan's Song Here!)This week in Claremont things are begining to move and shake.  There were 8 new listings coming into the Claremont market for sale.  It goes along with an article I read earlier on the Redfin blog about seller confidence booming.   Four homes had price changes this week in Glendora.  I don't think we can blame this on the banks any longer.  In fact if I read it correctly now, this is probably due to the rising home values and people need to get that last dollar from their home.  This I completely understand having been on the selling side not too long ago.   When you compare the 8 new listings to the 7 sold and 3 pending, it is still a tad bit upside down.  However, when you also...

Claremont Market Stats, April 16-23, 2013 Written BY: The Barefoot Realtor   New Listing (8)   Price Change (5)   Back On Market (0)   Backup Offer (3)   Expired (0)   Pending (9)   Sold (2)   Okay, so the last statistics have proven to you that it is definitely a SELLERS MARKET.  But the trend is continuing here in Claremont, CA.  It is somewhat calming down, but you can see from the chart above that things are calming down and hopefully in the next couple of months there will be a whole lot more homes on the market.   Last week, there were a total of 8 new listings in the City of Claremont.  When you compare this week's 8 listings to the 2 sold homes it doesn't give you enough of a picture.  But when you combine the 2 sold with 9 more pending, that's 11 and you can see that there aren...

Why Is Now The Time To SELL Your Home In Claremont, CA?   Okay, so for the past few years, it has definitely been a "buyers market".  But with the low, low inventory right now, we are back to the times of bidding wars when things were moving and shaking.  Case in point; the last seven days of movement in Claremont, CA. Last week, there were a total of 7 new listings and when you compare that to the nine sold homes you can see that there aren't going to be many homes on the market for very long.   What does this mean to you if you want to sell?  This means that your home can be sold in a short period of time and many times will sell for more than the asking price.  Naturally, this doesn't mean that you can price your home high and expect the same results.  But that's a whole nother blo...

Garth Kemp from ABC Channel 7 news will be hosting as the ‘Christmas Elf’. This is a joint venture of the ABC, Southern California Firefighters, and Omnitrans.   Spark of Love event collects unwrapped toys for boys and girls and are placed into the buses. The toys are given to children in Los Angeles. Last year 600,000 toys were collected in LA and San Bernardino County and given out to 3,000 families. Last week, I drove in the pouring rain to Ontario, CA and everyone was drenched and under easy-ups but the buses were filling up. By the time they shut down at 6:30 pm, they had over 7 1/2 buses full of toys. The rain did not...

Claremont Summer Reading Program Kick-off June 20 Okay, I still love BOOKS!  My mother was a teacher and every night she read to me when I was little.  Then I started reading to her.  We shared many books such as Charlie and the Chocolate Factory and Charlie and the Great Glass Elevator.  Shoot, those vermiscious knids gave me some scary nightmares.  Our kids need to read so they can picture this stuff in their own imagination instead of losing it by playing video games and watching tv.  But that's another story for yet another day. So, with all that being said, there is good news for the kids of Claremont!  The summer reading program at the Claremont Library will begin on Wednesday, June 20 and kids can come sign up from 1PM to 7PM.  There will be a puppet show at 3PM featuring "Sleepi...
