I recently received a phone call from a frustrated mortgage lender.  She has a significant backlog of pre-approved FHA first-time buyers that can't find homes that will accept FHA financing - and the deadline for the First Time Home Buyer Tax Credit is looming.  She asked, "What's going on?" In order to answer her question, I pulled the Active single family home listings in the $275k - $350k price range ("starter" homes in our Northern California market area) in the three cities with the most homes in this price range.  The results shocked me.  Of the 43 active listings: NO FHA 11 are short-sales, of which only 6 will accept FHA financing.  Given the 3-4 month average timeframe for a short-sale decision, an offer written on these homes will not be approved and closed by the Tax Credit d...

This weekend the St. Demetrios Greek Orthodox Church at 1955 Kirker Pass Road in Concord. They put on this event every year and it's always a lot of fun.  They feature live music, dancing, shopping and of course food and wine! The dancing is usually a presentation by the youth group and they wear full costume.  It's always very cute to watch.  Rhiannon and I usually stop by every year and I always attempt to get her to try a new food... maybe this will be the year?! The festival is open Friday from 5-11pm, Saturday from noon-11pm, and Sunday from noon-8pm. Children under 12 are free, admission is $5, $3 for seniors. Opa! Come be Greek for a day!

8th Annual Hawaiian Fusion Fund Raising Event in Contra Costa County The funds raised from this event support nutritional and human services at the Concord Senior Center. Should landlords make energy efficient upgrades to their investment properties? I had a consultation with some joint owners of a rental property in a nice neighborhood nearby that generally has a good rental appeal and pretty high rents based on the neighborhood, surrounding area, and desirability.  One of the parties asked me about making energy efficient improvements to the home for renting it out.  The blunt question was “how much more rent will I get by putting in new windows?”  The windows are probably 40 years old at present, and some don’t open.  My comment was that I thought it would be a quality upgrade to their rental property and would get them a better tenant faster and more importantly keep a good tenant with the savings on their utility bills.  The monthly rent, maybe $100...
