Edison Alert for Eastvale CA residents   Save Power Day - July 2nd 2013         We all want to stay cool in this extreme heat that Southern Californians are experiencing this Summer. But why not turn down the temperature on your thermostat just a few degrees and earn some money in the process. Edison has called July 2nd, 2013 , the Save Power day. This means that between the hours of 2pm to 6pm, unplug unnecessary appliances and electronics. Close your windows and shades. Conserve as much energy as possible. By participating in one or all of these actions, Eastvale residents can earn credits toward their bill.  By conserving electricity, Eastvale residents are making sure there is enough energy to go around for everyone to enjoy.   Edison Alert for Eastvale CA residents   Save Power Day...

July is Ice Cream Month in Eastvale CA     photo by: literatureviewed.blogspot.com     Were you aware that President Ronald Reagan designated July as the National Ice Cream month? Did you know that the 3rd Sunday of July is designated as the National Ice Cream day? President Reagan called on all citizens to observe these festivities. I am beginning to feel a special closeness on our late president. I have a feeling that he must have had a sweet tooth...first jelly beans and now I discover that he loved ice cream.       It is said that over 90% of our national population enjoys ice cream. Now whoever doesn't enjoy this delightful treat, please raise your hand. Don't think we will see many hands going up, especially in Southern California. We are having record breaking heat ranging in tem...

Ontario Short Sale AgentsShort Sale Agents in Ontario CA arrange with mortgage lenders to agree to accept a mortgage payoff that falls short of the balance that is owed by a borrower. In other words, a bank agrees to accept less than what is owed on a borrower's mortgage. Foreclosure is avoided through the Ontario CA short sale process, which is the primary goal so that the borrower's credit is not severely damaged as it would be through a foreclosure. If a foreclosure is imminent, a Ontario CA short sale can help soften the blow.A foreclosure can seriously affect an individual's credit and financial future. As a result, and because of the stress that the foreclosure process can cause, most Ontario homeowners are willing to consider just about any alternative. When facing foreclosure, t...

Corona short sale agents When it comes to choosing a Eastvale REALTOR, some may think its an easy decision, some may think its a hard decision, and some may not know either way. But being in the business for as long as we have and being successful in one of the toughest real estate markets this country has ever seen, we can give you a few tips on what to look for, what to ask and how to choose the right Eastvale real estate agent. First, find a Eastvale real estate agent that has experience, not just years in the business. There are plenty of Eastvale agents with many years in the business, but without actually working consistently in real estate. How many deals have they closed in the last couple years? Do they have experience in standard sales, short sales AND foreclosures? Have they ...

Corona Short Sale Agents A Corona Short Sale is when a lender or lenders holding a mortgage or mortgages accepts less than what is owed to release the property on title. Short Sales have become prolific in Corona CA and more and more homeowners are realizing the benefits a short sale can provide them. So, are you having trouble paying your mortgage? Have you experienced a financial hardship that changed your family’s income? Is that Corona home upside-down and worth less than what you paid for it? If you said 'yes' to any of these questions you may be eligible for a Corona Short Sale. But unfortunately not all short sales and the lenders you must ask for short sale approval from are not the same. In fact, over the years of conducting short sales, we have yet to see two short sales exact...

HOUSING DEMAND CONTINUES TO OUTPACE SUPPLY IN CORONA CA In May, 2013, The number of homes for sale in Corona reached its highest figure since November, 2012,  but remains 40.4% lower than year ago levels. An increase in listings is common at this time of the year, and given the sharp increase in home prices, we would expect to see a bigger jump in inventory.  However, I believe that there are several factors contributing to the atypical real estate activity, including homeowners that are reluctant to take on new debt, as well as a large number of Corona homeowners that still have little to no equity, because they purchased their property at the peak of the market. There was a slight drop in the number of pending home sales in Corona, on a month to month basis, and when compared to one y...

Corona CA REALTORS know that the Corona CA real estate market has stabilized and Corona CA home values are on the rise. This is great news for Corona home owners looking to increase their equity and sell their homes for a profit. In the recent two years we have seen Corona home values stabilize from the market crash that began in 2007 and 2008. Now, with real estate inventory so low in the Corona area, buyers are fighting over and over-bidding on reasonably priced homes on the market. In a "normal" real estate market, there is typically about six months of inventory on the market at any given time, but in today's Corona real estate market we are seeing only one to two months of inventory at any given time. In fact, homes are actually selling, or going into contract, within hours of bein...

Spring Clean Your Refrigerator For a Healthier You.   If you are in the process of Spring Cleaning, don't forget to clean out your refrigerator. What better way to a healthier you for this Summer than to clean out your refrigerator. Place fruits and vegetables on eye level shelves. I would also place bottles of water on the 2nd shelves. As we open the refrigerator during the Summer months, water is going to be very essential to our hydration. We usually will grab the first thing that is within our eye levels.

Selling your Eastvale home? 5 Reasons why you should do it NOW!   KCM wrote the following blog on June 17, 2013. They have given you 5 strong reasons why there is no better time than NOW to put your house on the market if you are thinking of selling.       Many are talking about why now is a great time to buy a home. Today, we want to look at why it might also be an opportune time to sell your house. Here are the Top 5 Reasons we believe now may be a perfect time to put your house on the market.   1.) Demand Is High   Homes are selling at the fastest pace since November 2009 when the market spiked in response to the home buyer tax credit. The most recent Existing Home Sales Report by the National Association of Realtors (NAR) showed that monthly sales increased 9.7% over the same month ...

Eastvale Homes for Lease – June 2013   It is now officially the middle of the year. Eastvale market is on fire. There are more buyers and investors than ever before and the inventory is still limited.   What has been a surprise for many in month of June is the fact that the number of homes for lease is also diminishing. Currently we only have 63 homes for lease and that is down from 87 homes just a couple of months ago.   The median lease price for a 5 bedroom, 3 bath home with a 3 car attached garage is at $2400 per month. The average home 3000 sqft on an average lot size of 7300sqft.   Some of the reasons we are seeing more Eastvale homes being rented out during the month of June could be due to the fact that we are seeing more lenders foreclose on delinquent homes. Another reason cou...

Corona Short Sale Many Corona home sellers, whether they are selling the property as a standard sale, short sale or just curious about price-setting, have many questions and reservations. But the real estate market climate in Corona is not much of a mystery, its just hard sometimes to filter through the abundance of information to get simple answers. Corona homes are selling faster than listings are hitting the market. This creates a seller's market. Home prices have firmed up and are slowly rising. Also, standard sellers, or equity sellers, are still reluctant about selling due to still-low home values and their own mortgage loans that may keep their net profits from being able to clear cost of sale. Corona short sales are still hitting the market and are a large percentage of it, but ...

I Love Referrals....My Favorites!   I love Referrals and I can say much of my business has come from referral business. I think it is important to do a good job with your client in either selling it or helping them buy it so if they are pleased, they will tell their friends. It is really great when the phone rings and someone tells me they want to list their home and a friend has referred me. Really.....that's great and who was your friend? I am sometimes caught off guard but I am always very excited and ready to schedule an appointment to get their home listed. Recently a seller had been referred to me by one of my friends. I listed and sold her home in 7 days and we closed in 38 days total. It was a textbook transaction and she was happy to move on. Then last week, a lady called me an...
