What is a short sale? This is a term that is gaining familiarity among those shopping for a home. Basically a short sale, a.k.a. short pay is a term that is used to describe real estate for sale where the seller is listing it and attempting to sell for less than is owed on the mortgage or mortgages. This does require approval from the lender. Some reasons real estate is listed as a short sale are relocation, divorce, job loss, medical problems, and the most common reason today is the mortgage has adjusted up and they can't afford the payments anymore. Patience is required when placing an offer on a home that is a short sale. Since it needs bank approval, it will take at least two months. Now, the current owner needs to be able to prove hardship and explain why they can't afford the paym...

Buying a Costa Mesa Home? - Avoid Buying Obsolescence   So, you've decided it's time to buy a Costa Mesa home, and you're thinking about what you really need. Perhaps you've been pre-approved or you know about how much you want to pay monthly, and so you've come up with a purchase price. Now, you're trying to decide what's important to you.  I always sit down when people are considering buying a Costa Mesa home to ask several questions. It's important to consider what's important to you in buying a Costa Mesa home, and it's also important to try not to buy obsolescence. And, you're probably wondering what "buying obsolescence" means. For instance, most buyers these days expect want demand at least 1.5 baths in a home, so if you're thinking that you could "live" with just one bathroom, y...

Costa Mesa Real Estate News - Costa Mesa Market Report   Originally no more than a way station built by Spanish missionaries, Costa Mesa's first real estate development occurred in the 1880s. This failed to prosper, but Costa Mesa has thrived.   Long time residents may remember when the area was called Fairview and Paularino, but today, the city is a focal point in Orange County with the Orange County Performing Arts Center, South Coast Repertory Theatre and South Coast Plaza as major drawing points. It is hard to believe that Costa Mesa was once nicknamed "Goat Hill" because of its rural flavor. The modern day Costa Mesa real estate market began as beach bungalows just minutes from the ocean. Even then, Costa Mesa, bordering Newport Beach, captured the best of Newport Beach living at a...

Costa Mesa Christmas Tree Recycling This year Costa Mesa Christmas tree recycling will occur between December 26, 2o11 and January 13, 2012. Trees that are taller than 6 feet in height need to be cut in half. All decorations, tinsel and stands must be removed, and the Christmas tree should be placed at the curb for collection. If your trash is collected by Waste Management, trees should be placed on the curb. If it's collected by the Costa Mesa Sanitation Department, the tree should be placed next to your trash containers. PROTECT YOUR HOME AND YOUR WALLET     If you own or plan to purchase a home, then you know that insurance is not just a luxury, it’s a requirement.  While you should not skimp on certain coverage items, there are some steps you can take to reduce your overall premium. If you have a security system installed (and operating!), you might lower your premium by 5% or more.  You'll just need to provide your insurer with a copy of your contract or latest statement.  Also, while newer homes have smoke alarms already installed, hooking them up in an older home might also reduce your premium by as much as 10%. Just like health or auto insurance, if you increase your deductible on homeowners insurance, you'll reduce your premium.  Just be sure you're prepared to pocket smaller repairs like broken...

Blog It, Video It, They Will Come - Snoopy House on TV   Monday, as I was stepping out to an appointment, I received a call from NBC News asking for DonovanBlatt. I asked how I could help.  She told me that they were doing a story on the Snoopy House being moved to the Costa Mesa City Hall and wanted to know if they could use videotape that I had done on Snoopy House a few years ago. This was poor quality video on a little camera that also did video, but they wanted to show it as it had been before the Bank Foreclosed on Snoopy. I of course said, "Yes" and on tv that night there was my video with a credit back to me.  Too bad they didn't do the same on the video on their website, but still it proves that people will notice and pay attention.  I need to do more video, and this just reinf...

Snoopy House Moves to Costa Mesa City Hall   Just a few weeks after Wells Fargo foreclosed on Snoopy House, Snoopy has a new home. The City of Costa Mesa volunteered the use of its front lawn as Snoopy's new home. So, Jim Jordan along with many volunteers was able to move the display from its old location in Eastside Costa Mesa to its new home at Costa Mesa City Hall. The display has all of the old favorites and a new light show on the City Hall building. According to the City, they are hoping to make this an annual event. As usual, Santa will visit the Snoopy House from 7pm to 9pm from December 18-23. It may have a new location, but Jim is still there visiting with the guests and enjoying the joy he has created in others for the past 45 years. Talking with this gentleman who has brough...
