Originally no more than a way station built by Spanish missionaries, Costa Mesa's first real estate development occurred in the 1880s. This failed to prosper, but Costa Mesa became an agricultural center known for apples and lima beans. Long time residents may remember when the area was called Fairview and Paularino, but today, the city is a focal point in Orange County with the Orange County Performing Arts Center, South Coast Repertory Theatre and South Coast Plaza as major drawing points. It is hard to believe that Costa Mesa was once nicknamed "Goat Hill" because of its rural flavor. The modern day Costa Mesa real estate market began as beach bungalows just minutes from the ocean. Even then, Costa Mesa, bordering Newport Beach, captured the best of Newport Beach living at a fraction...

1.  Emotional appeal. Make sure your home looks, feels and smells its best. You're competing with 900 to 1,200 other homes for sale. Buyers buy on emotion... let your home be the cleanest, freshest and cheeriest, and you'll have a much faster sale... at a higher price. 2.  Read my "How To Show Your Home" flyer very carefully. If your home is logically a good value, but a buyer doesn't feel warm and emotionally attracted to the home, it will not sell. Buyers buy on emotion, not logic. You'll want lots of people to say or think, "Wow! This is nice! I would like to live here!" 3.  Lots of light. For maximum effect, turn every light on, even on a sunny day. Open all window shades. Clean your draperies and curtains. Make sure your windows are spotlessly clean. Let the sun in and keep those l...

What a great event the Country Club held last night!  November 8, 2008.  Over 100 guests and members attended this fall classic.  6 wineries were present as the guest strolled about the beautiful main dining room over looking the amazing 18th home. The event started at 5:30 as the sun set over the country clubs front nine. The event went late into the evening until the wine ran out!  Which this time took several hours.  My self not be a wine drinker lasted about three rounds going for the white wines vs. the over abundacnce of red wines.  I went back to the scotch!  If you love fantastic foods, golf and or tennis this is a great place to belong.  Events like this attract members and guests from all over Orange County California.  I hope to see you here someday!  My Best to all!  Larry ...

Over the last 6 months the trend has been increasing has buyers are snatching up short sales and bank repos.  Prices have dropped by more than 30% in some areas of Orange County to has high as 50% in Santa Ana and Anaheim.  It appears that the market will remain strong for repos over the next 6 - 12 months. We are seeing as many as 30 offers come in on the popular price ranges ( below $400,000) in Costa Mesa.  South Orange County is seeing the same type of inflow of buyers as we enter what is typically the slower time of year. Homes that were selling at $1,500,000 at the peak are now seeing buyers come out in droves for these homes that are now priced in the mid $950,000 range. Down payments starting at 3.5% are bring many buyers into the market as interest rates remain in the mid 6% r...
