The 2008 Housing Act assists first time home buyers by giving them up to a $7,500 tax credit.  To qualify for the credit, the purchase must be made between April 9, 2008 and June 30, 2009.  The buyer cannot have owned a principal residence in the U.S. in the three years prior to the purchase. The credit is up to 10% of the purchase price, with a maximum of $7,500.  The credit is phased out for individual tax payers with an adjusted gross income (AGI) between $75,000 and $95,000 ($150,000 and $170,000 for joint filers). The tax credit is given even to those with incomes too low to owe income tax. There has been much talk about homes sitting on the market and not selling and buyers being unwilling and/or unable to buy. However, if you look at the numbers, almost the same number of houses sold in July 2008 as in July 2006 and one more than in July 2007. In July 2006, 49 homes sold.  In July 2007, 45 homes sold, and in July 2008, 46 homes sold. The biggest difference year over year is in the median price of the homes sold.  In July 2006, the median home price was $725,000.  In July 2007, it was $677,500, and in July 2008, the median price was $530,000.  Looking at this comparison, it quickly becomes obvious that the biggest difference is not in the number of homes selling but in the price at which they are selling.    Pricing a home is always an important part of marketing.  Howeve...

Mom said she'd come home early today so we could go to the Fair. We were supposed to go 2 days ago, but my brother was sick, and mom said we couldn't just leave him with a babysitter and go anyway.  He's only 7 months old, would he have even noticed?   I have been bouncing off the walls all day long.  Isn't it time to go yet?  Finally, Mom came home.  We're all packed up and out the door to the Fair. Mom and Dad said we could go on rides first.  Let's hurry up.  Why are there so many people in line?  Lines to get the tickets to get in; lines to get on the rides.  And, to make it worse, Mom had to stop and take pictures of the sand castle. Why Advertising Won't Work As you prepare to sell your home, you'll probably consider the best way to advertise it.  Surprisingly, advertising doesn't work.  But marketing does, and there is a big difference.  An agent will be more involved in "marketing" your home, and here's why.
