What Happens When Home Sells for Over Ask Price But Below Appraisal?   by Michelle Carr Crowe Inspired by a question, on Trulia, this is a fairly common problem, especially in Silicon Valley's predominately sellers' markets in cities such as Palo Alto, San Jose and Cupertino. When a contract sale price is over asking price but under appraised value, one of three things happens:  1) Buyer pays the difference and moves forward with the contract 2) Buyer backs out (and home goes back on the market again) 3) Buyer and seller re-negotiate over the price. Some terms can be written in or negotiated as part of the original accepted contract to address or prevent the problem before it occurs, such as eliminating the appraisal contingency.
