Here are the home sale stats for the County of Santa Clara, California.  Home of Silicon Valley.  This first chart is for Single Family Homes.  This type of home does not share any interest with any other properties.  Looking over the stats, inventory continues to drop, but not rapidly.  Pending sales are also slowing, as are closed transactions.  This seems to be a normal sales pattern as we head toward winter.  Inventory is lower than last year, which can tighten the market. This chart is going over condo/town home market.  Inventory in this type of dwelling is dropping, and pendings are staying steady...  This would seem to indicate that this market is tightening.  Sales are staying steady, so this market would look as if it were a sellers market. The city of Cupertino is a great place to live.  Tucked into the foothills, and boasting some of the best schools in California.   This first chart shows the history of sales and inventory in Single Family Homes.  These are detached homes, that are NOT multi-unit or shared ownership type homes.  As we approach the end of summer, you can see inventory is still rising.  Last year, our height was in the 130 unit range, but that was at the beginning of summer.  In the last two years, inventory usually is dropping at this time of year.  At the same time, sales off along with pendings.   This next chart is for Condo/Town Home/shared interest properties.  This chart is showing something different from the one above.  You are seeing inventories drop, pending sales increase making the market a b...

As you know, there has been (and still is) lots of construction in and around Cupertino High School.  To help alleviate the traffic issues, CHS has a few pointers. If Driving: Try to carpool, to lower the amount of cars on Finch Ave Try riding your bike, to also lower the cars on Finch Ave during construction. Try taking the bus, mass transit works! If you are dropping of students, try to use Miller, Tantau and Stevens Creek. And please obey the traffic rules, and watch for cyclists. If you are driving, and parking at school you will need a 2011-2012 parking permit.  This includes the student lot and the bank parking lot nearer Stevens Creek in Finch.  You can purchase them for $15 for the year at the ASB office.  You get a break till Sept 9th, then fines will start.   Have a great scho...

The Cupertino High School yearly student pictures will have a re-take day on September 6th. So if you forgot, weren't there or just need to retake, mark your schedue for this chance to make it up. Picture Re-Takes, September 6th, 2011 The will take place in the Wagon Wheel on the campus of Cupertino High School. Students are reminded to NOT miss class to retake their pictures.  Use your free time, brunch and lunch, and of course before and after school. As a life-long resident of Silicon Valley it saddens me to learn that yesterday, Steve Jobs resigned his position as CEO of Apple computers.  It was only a few months ago that Steve appeared before the Cupertino City Council to discuss Apple’s big plans for the Cupertino campus. Big Plans for Apple Computer in Cupertino CASome say Steve’s resignation came as no surprise given he was on medical leave since January 2011.  Tim Cook, the current COO will become CEO of Apple.  Steve is not leaving Apple as he will serve as Chairman of the Board.Steve is a true visionary. Cupertino and County Average Home Price, July 1998 Through July 2011; Market Report The Graph shows the Average (mean) Sale Price of Single Family Residences sold in Cupertino and Santa Clara County each July from 1998 through July 2011 according to the local Multiple Listing Service (MLSListings, Inc.). The July 2011 Cupertino Average Sale Price of $1,128,941 was down 6% compared to July 2010.  My impression is the drop occured from the mix of homes sold, not from a real reduction in market value.  In fact, 21 of the 32 Cupertino sales were either for full asking price or above.  With its coveted Cupertino School District, Cupertino remains an attractive location for todays young families with school-aged children.  Last month's Cupertino Median Sale Price Market Report can be found he...

Listings and Sales of Cupertino Homes; a Real Estate Market Report July 1998 through July 2011 The Graph shows the number of Cupertino, CA Listings (i.e., homes put on the market For Sale) and the number of Sales each July from 1998 through 2011 according to the local Multiple Listing Service (MLSListings, Inc.).   In July 2011, fewer Cupertino homes sold than any July since, at least, 1998.  Sales were down 28% compared to average, but have remained fairly steady since July 2006. It's that time again, time to talk about the housing market in the City of Cupertino.  This first graph is for single family homes.  (detached homes) As you can see from the month end (July 2011) we are seeing ain increase in the amount of homes that are for sale.  Last year our peak was June, as this year it has shifted to July.  Will we see an increase into August?  The number of homes going into contract has decreased and is lower than one year ago.  The number of sales is higher than last year, but lower than last month. This second graph is for condo and townhome ownership.  The number of listings is increase y-t-d but still lower than the same time last year.  The number of homes going into contract is holding steady and the number of sales is continuing to be rocky. Real Estate Recovery-Silicon Valley CA-a Cupertino Story Stats for the first half of 2011: single-family homes in Cupertino that closed escrow: 185 median sales price: $1,115,000; average days on market: 36; percent sales price to list price: 100.26% My story: 8 days ago I listed a home for sale at 21547 Rosario Avenue, Cupertino Broker tour last Thursday saw about 65 agents through the house Open houses on Saturday and Sunday afternoons had roughly 34 groups through--each day! As of last night 8 disclosure packages had been downloaded, with 2 confirmed written offers I'll be meeting with the seller tonight to present to him all offers I've received by 5:00 PM today. Is there a real estate recovery? You bet, and it's in full swing in Cupertino California!
