The graphs nearby show the number of Listings (i.e., Homes put on the Market For Sale) and the number of Sales of Cupertino Single Family Residences reported on the local Multiple Listing Service (MLSListings) each March from 1999 through 2011.  The March Average (i.e., median) Sale Price from 1999 to 2011 can be viewed here. Here are stats for Cuperitno CA, year to date ending January 2011.  The active properties are taken at the end of the month, and show that actual homes that are currently for sale as of that date.  Pending sale are homes that are currently under contract to be sold, and include distressed properties.  The number of sales are that actual homes that have closed escrow in the preceding 30 days. Looking at these stats, it shows that the solds are at a yearly low.  The pending sales are starting their rebound, which should result in a higher number of sales at the end of this month.  This seems to be following the seasonality in the market, and we should see increases in all of the numbers as we coast into summer.  But time will tell...
