Alot of agents have asked me how to post your blog on your facebook fan page.  I know that you can get it to appear as a post, but then is lost in the shuffle over time.  What I am showing you, is how to have it appear in the "notes" tab at the top of the page on your Facebook fan page. ***Be sure that your Active Rain Blog is a public blog, so that the rss feed will work***If you are getting errors when trying this, check to be sure that your blog is public to the outside public***If your blog is for members only, they it will not feed to FB*** ***Please see comments below.  Some are having issues, so I posted three options to help importing your blog*** When you log in, and look at your fan page, you have "several tabs" at the top of your news feed. If you click on the "notes" tab on ...

I love to track stats on a daily basis, and input what I find into a spreasheet.  I pull the number of homes that are currently for sale, the number of homes that are pending sale (any type of pending), and I pull the number of sales that occured in the last 30 days.  I pull these stats daily.  So the last day of the month stat, I track that on the following chart. This chart reflects single family homes, in Cupertino California. This chart reflects Common Interest Development properties.  (condo's-townhomes). Interesting statistics to me...  What do you think when you see these stats?  Inventory is heading up?  Sales are going down?  Are we following a normal seasonal trend?

About the Monta Vista Area of Cupertino, California Zip Code 95014 by Michelle C. Carr-Crowe and the Get Re$ult$ Team, Your San Jose Saratoga Lynbrook & Monta Vista Cupertino Schools Experts Monta Vista (which means Mountain View in Spanish) is named for the wonderful area of Cupertino in zip code 95014, whose residents are blessed to attend Monta Vista High Schools. Both Monta Vista and neighboring Cupertino High School are part of the Fremont Union High School District, and boast award-winning elementary and middle schools of the Cupertino Union School District-together loosely defined by many as "Cupertino Schools." Crazy huh?  I collect recycling to use the money as one of the many sources of savings for my son's college saving account.  Now he is only three years old, so every little bit counts right now, as there is at least 15 more years till I will be encouraging him to continue on his own path in life.  There are many ways to save for your kid's college, and this is one way that takes little time, and has a great feeling when you turn the stuff in for cash.  Not to mention the space you save when you remove all the bags of stuff. I don't know if you have ever gone to a recycling center, but it can be crazy and hectic!  I pulled in today, and there was no where to park, so I had to back out, to wait for someone to leave, so I could drive my big Chevy Truck in and park.  Among the hustle and b...

The Star Spangled Banner LyricsBy Francis Scott Key 1814 Did you know that there is more to this song?  I thought I would post it!  I hope everyone has a great 4th of July! Here are the lyrics Oh, say can you see by the dawn's early lightWhat so proudly we hailed at the twilight's last gleaming?Whose broad stripes and bright stars thru the perilous fight,O'er the ramparts we watched were so gallantly streaming? And the rocket's red glare, the bombs bursting in air,Gave proof through the night that our flag was still there.Oh, say does that star-spangled banner yet waveO'er the land of the free and the home of the brave? On the shore, dimly seen through the mists of the deep,Where the foe's haughty host in dread silence reposes,What is that which the breeze, o'er the towering steep,As it f...

I pull the stats daily for Cupertino and the county.  There have been some interesting things going on in our market. As you can see from the monthly stats that I pull, the market seems to be going in the right direction!  Pending sales are up, sales are up.  Great time to get into the market! (sales are based on the number of closings that occured in the last 30 days from the time the stats are pulled for that day). When you look at the current month, you see a different picture.  Inventory is on the rise, pending are starting to slow and sales are slowing as well.  If you are thinking of selling, make sure that you price you home to where buyers are going to buy.  The value of your home is based upon a willing and able buyer wanting to pay the price that they feel compfortable paying....

iPhone update! So you have an iPhone now, and WANT a new iPhone, but are going to wait...  Did you know you can update the OS (operating system) on your phone?  What I mean, is upgrade the software that runs your iPhone so it is better...  stronger...  faster...  (oops, I thought I was watching the Six Million Dollar Man). So, open your iTunes library on your computer.  Then connect your iPhone to the computer. Next, highlight the device on the left. Next, click "update".  This update will take about 30 minutes to loan onto your iTunes library.  You may have to say yes, or I agree, or something.  You will need to be sure you are running the most current version of iTunes as well.  This download may take a few minutes as well.  It may even ask you to restart after you download the new up...

Habits form very quickly.  Like watching TV at night, going to the gym daily, putting on your shoes right foot first, etc...  Good ones and even bad ones. Human nature also makes us want to take the easier path in life.  The path that is more comfortable, less hassle, not as much trouble is the path that we WANT to take, but not necessarily the one we choose.  So when you start doing things that are harder to do, it takes willpower and determination (and dreams and goals) to get you there.  It's not easy, but the rewards are great!  You have a sense of accomplishment that drives you to the next goal and beyond! So when you start doing things that are easy, you don't need willpower or determination (or dreams or goals) to get you there.  Make sense?  The finish line at the end ...

In reading the new book Soci@l (by Ben Kinny and Jay Papasan) really opened my eyes, and the eyes of the countless agents that have read this, or have attended classes regarding this subject.  We all know what we should do, however this book was a "Wake up and smell the coffee, and get off the coach and go do it" guide.  Not only did it show you some of the great tools that were out there, it also showed you exactly what to say, and how to do it. As many of you know, Ben Kinney is a very successful agent in the Pacific NorthWest (www.facebook.com/benjaminkinney) and Jay Papasan was the co-author of the best seller "Millionaire Real Estate Agent", "SHIFT" among others (www.facebook.com/jaypapasan).    Your Brand, and Online Image. We know that what happens in Vegas stays on Twitter, Yo...

When you post an article, link, YouTube post to Facebook, do you ever wonder if anyone actually looks at them?  You loved the story, article, post, blog, etc... and you share it.  Then NO ONE responds if they liked it...  And you wonder if you are the only one wearing the white tuxedo to the senior prom (Yes, I did wear a white tux, but to a winter formal, not the prom...).  When you hit the share button on the actual post, it does automatically for you...  But you cannot track any clicks that your friends actually made.   Well, check out bit.ly  That is www.bit.ly   Once you are on the site you will have an option to create an account, and I suggest you do so that you can track the stats.  Then you surf the web finding all types of great articles out there.  From Real Estate, technolog...

Interesting question.  Not to me, I enjoy the social aspects to Facebook as well as the massive business building sides to it as well.  So let me explain where I am going with the question. When we first started using Facebook, we had a few friends and were able to keep up with everyone's posts, and thoughts, and knew what everyone was doing and saying.  It was fun, it was new, it was exciting...  As time passed, we started to read less and less of what was posted on our wall, due to the sheer volume of information that was shared.  Not to mention the adds, and likes, and friend requests - It all seems to get lost in the shuffle sometimes. However, when you see pictures on a post, we snap into gear and check them out.  It seems that we all love to view pictures of our friends and famil...

There are agents that shy away from Facebook, or ActiveRain, or LinkedIn, or any other type of social media.  The most common reason I get, is that they feel that they are not funny, or witty, or have one-liners that will make people read them.  Or that they will run out of stuff to talk about. Interesting question. Think about the last 24-48 hours you spent on Facebook...  Well, I hope you weren't on Facebook the whole time!  What I mean, is look who posted comments on your posts.  Who wished you a happy birthday?  Who clicked "I like" on one of our posts?  Now thinking of them, after they did that to your post, did you notice them more often when they posted something?  Say they posted a picture or a quote, were you more likely to click like or comment on them back? The thing is, if y...

You're a Grand Old Flag by George M. Cohan   You're a grand old flag,You're a high flying flagAnd forever in peace may you wave. You're the emblem ofThe land I love. The home of the free and the brave.Ev'ry heart beats true'neath the Red, White and Blue,Where there's never a boast or brag.Should auld acquaintance be forgot,Keep your eye on the grand old flag. You're a grand old flag,You're a high flying flagAnd forever in peace may you wave. You're the emblem ofThe land I love. The home of the free and the brave.Ev'ry heart beats true'neath the Red, White and Blue,Where there's never a boast or brag.Should auld acquaintance be forgot,Keep your eye on the grand old flag.   Be very aware and maybe cautious about what you share online, as it can reflect on you and your image/business long after the post was created.  Whether it is on Facebook or Twitter or blogging on this site.  Be very mindful of the repercussions.  It seems that I always hear, and often teach about the major emotional things that occur in people's lives, that can create the most passionate discussions.  Religion, politics, love and money.  So it would seem for us to maybe steer clear of the first two?? That would seem to be the consensus we are being taught over and over... so here is a different point of view. I was teaching a social media class last month, and talked about keeping away from politics as you might offend some on your sphere.  If you were to write a post that you love ...
