The Cupertino housing market continues to be robust. Sales are up and the inventory of homes for sale continues to be low. In fact, for every home that sells in Cupertino, there are only about two home on the market! 4th of July Festivities and FireworksCupertino's Annual July 4th festivities: De Anza Optimists hosting the traditional pancake breakfast at the Quinlan Community Center located at 10185 N. It's not often that after a meal, I take home about half of my dinner but it happened recently at Alexander's Steakhouse in Cupertino. Recently there for an anniversary celebration dinner with my wife of thirty years, we enjoyed ourselves immensely. Our older son was taken there last year for his birthday by his girlfriend and has raved about it ever since. So he said that next special-occasion dinner you've got to try this place. In addition to just telling us, our two sons encouraged us by buying us gift cards to use.My wife started by making reservations for our special night on opentable.com. On a recent date night, my wife and I decided to visit another fine restaurant. We do this at least once each month where we choose a nice place to enjoy the food and ambiance and this time, we chose Fontana's Italian Restaurant on Stevens Creek in Cupertino.While we've been to Fontana's a number of times over many years both on our date nights as well as with our two sons, we have never been disappointed.We started things off by sharing their Caprese salad which was made with alternating fresh, sliced red-ripe tomato, fresh mozzerella cheese, pesto, roasted red pepper and capers. The real estate market in Cupertino, California continues to buck the trends of the county in general. Average home prices continue to increase. The average days on market continue to be low. The total inventory stays at a healthy ratio to the number of homes being sold (just under 3 homes on the market for every home that sells). However, we do see some small signs of slowing. At the worst, it looks like things may flatten a bit for Cupertino - but even that would be a pessimistic view given the amazing performance of this community over the last few years while other locations have been hit hard.  It's in the newspaper again, plastered all over the front page of the San Jose Mercury News: OK '08 seen for Bay Area real estate:LESS IMPACT FROM SUBPRIME LENDING WOES.   The article goes on, essentially, to say that the Bay Area is expected to do better than the rest of the country because we suffered less gain during the boom.  Because our real estate gained less, it is expected to fall less.  Makes sense, but it goes on further to state that our area relied less on sub-prime loans to purchase homes as well.  Perhaps the article is correct and perhaps it is not.  But I like to rely on data and facts.  Here is data from the past 15 months to give us a snapshot of Cupertino's market. Since Cupertino has been such a competetive market for the past 5 years, sub-prime mortgages have not had much direct impact on this area.  Basically, if you had 100% financing, it was very difficult to compete with other buyers to buy homes in this area.  Thus I would expect Cupertino's strong real estate market to continue into 2008.  In addition there would seem to be a big enough backlog of buyers to keep things going for a while. The house that got 20 offers a week or so ago means that there are at least 19 other buyers looking for a home in the 1.3 million dollar range.  With employers such as Apple, Google and Cisco still hiring at a rapid pace, we should still see an inflow of people into the area.  The one factor that could hurt the area in the long run is if traditional feeder...
