Just across the street from St. Peter's Episcopal Church in Del Mar, California, is the Rock Haus. I have never heard of the Rock Haus before, but whomever owns the place has a huge, monster, gigantic sign at the right front corner of the property telling the world that this is, indeed, the Rock Haus. I always think of Del Mar as a sleepy yet upper class city, so this sign just seemed so out of place, especially since it was at the entrance to a residential neighborhood right at the edge of downtown Del Mar:   The house itself was interesting yet appeared to be lacking in maintenance. I don't know whether this is a commercial building or a residential building, but here are three more pictures: ♫♪♫♫♪♫ If you're looking for a great real estate agent in San Diego, well, let me Google one ...

My Claude Debussy chamber music concert last night was held at St. Peter's Episcopal Church in Del Mar, California. This is a very beautiful church with everything made out of wood. I'm trying to find out more about the church. All I know so far is that it was built around 1930 and was designed "by the architect known for redwood bungalows and various Balboa Park buildings," which doesn't tell me anything. Here are a few pictures:   ♫♪♫♫♪♫ If you're looking for a great real estate agent in San Diego, well, let me Google one for you. I'm available 24/7, so feel free to contact me by phone or email. Are you one of the TOP real estate agents, running TO short sales instead of AWAY from them?  Short Sales will dominate the market, for the next 3 - 5 years so you're smart to learn the process and take advantage of the short sales.  Need more lead sources? In some neighborhoods, you can go door-knocking and almost every house will be a short sale. Short of that, here are major strategies that I recommend:1. Getting pre-NOD leads from a credit bureau. In other words, homeowners who have missed several mortgage loans payments (therefore they will probably default) but have not yet had a Notice of Default filed. You will pay for the lead per each homeowner info you receive. The leads will probably include: mailing address, possibly a phone #, but not an email address.2. Getting NOD leads ...

Kinda depends on who you talk to, and how you define “Del Mar.” If your property just closed escrow, the market feels great! If you are still looking for buyers, it feels lousy. If you define Del Mar as zip code 92014, total sales for 2009 were 176 homes & condos according to the local Multiple Listing Service (MLS). This is down 46% from the peak volume of 329 sold in 2004, yet up 28% from 137 sold in 2008. Some might say this is a nice recovery! The time it took to sell a Del Mar house or condo in 2009 averaged 100 days. This is twice what it took in 2004, but is about the same as it was in 2008. Not slowing, but not accelerating either. For me, the most notable 2009 stat was the activity along beach front properties. The MLS reported that 6 homes on the beach sold in 2009. Not many?...

Del Mar living is on sale. Del Mar has a rich history and is thought to be the place for the rich and famous. Recently, I met a couple looking to move up from their current neighborhood into Del Mar. I asked them the reason for the move. They said because the prices have come down and they are hoping to get in now while they can. The house they were looking at was listed a few months ago at $1.2 million and today it is listed at below a million. A piece of Del Mar at under a million is a bargain, because when you buy in Del Mar your buying a piece of paradise and really... paradise is priceless, right?   Zillow Home Value Index More Del Mar Home Values

Today I had to contact a real estate agent and pulled out her business card.  Unfortunately she was nowhere to be found in the DRE (dept. of real estate) database... made me wonder if she was really even licensed?  Eventually I found her, by looking up her broker & then finding her on the broker's list.  With a different last name (hyphenated with maiden & married names) and a different first name (she was using a nickname on her card).  Another great reason to put your license # on your business card! Disclosure of License Number on Solicitation Materials is now REQUIRED in California as listed below: A real estate broker or salesperson, when engaging in acts for which a license is required, shall disclose its, his or her eight (8) digit real estate license identification number on all...
