Should we even discuss a 1% change?  I think not. Supply is up 55%! That's nothing to sneeze at. Much of that could be due to the new construction condos and townhomes available for sale in Dublin. Demand may be down in the investor segment since new construction carries a much higher price tag. We build up, we come down. In average days on market for instance. But this graph follows a fairly tipcal market curve. Brisk sales in the spring/summer months, with longer on market time during fall and winter.  Hey folks, this is looking quite 'normal'!! Month's supply of inventory is below what would be considered normal levels (4-5 months supply when viewed from a national point of view). But what about California has ever been normal?  We are like much of the state...still trying to build ...

A 5% increase in median home price isn't huge, but based on this data, how would you feel with a $23,000 increase in value in a 12 month period of time?  Fairly good I would presume. OMG, 39% increase in days on market! Heaven forbid!  Broken down though, if you are a seller, that just means on average it took a little less than 3 weeks to find a buyer for your house. More than reasonable I'd say. Supply up, and demand down. Familiar, yes?  This is visible in other Tri Valley Cities as well. To put it into numbers though, there were 5 more units on the market this year, than at the same time last year. And 4 fewer units sold. Is that a trend, or was there just not a good match between the buyers and sellers for those specific properties? Supply is down considerable from this time last ...

A 30% increase in median home price is substantial. For Dublin, much of this can be attributed to a higher percentage of newer homes than neighboring Pleasanton and Livermore. Of the 41 closed sales in April, 20 were homes built from 2000 to 2014. This chart really looks like a more normal market. With quicker sales cycles through the spring and summer, building in fall and winter. And now with spring here, dropping again. But even so, we're not talking about lengthy on market times with an average of just 19 days. I like what this chart shows. Supply up, AND demand up. Again, new building in Dublin is definitely impacting their supply. A 53% increase in supply is bound to be welcome news for competiting buyers.
