Parent's Night Off? What's Selling in El Dorado Hills - April Real Estate is selling like hotcakes in El Dorado Hills again!  Here is the lowest and highest priced sale along with some statistics for April of What's Selling in El Dorado Hills.   Lowest Home Sale for the Month of April     The lowest priced home sold in last month was this bank owned (foreclosure) on Bonita Court which is on the north end of El Dorado Hills.  It is a geometric dome that was built in 1980 on .29 acres with 2-3 bedrooms, 2 bathrooms, and approximately 1921 square feet. Need a pool?  While the FHA 203K loan program is for renovation of existing properties in conjunction with the refinance or purchase, most of you may know that the restriction on luxury item repair is $1500. Is not a whole lot of new tools you could install for $1500 and to be sure you would try you cannot add a swimming pool with an FHA 203K. So what we do when the only thing that's wrong with the house were trying to sell is that it has no swimming pool? This would be a Homestyle loan offered by Fannie Mae via Prospect mortgage. What's Selling in El Dorado Hills   There are lots of homes selling in El Dorado Hills these days.  And in March there were 78 to be exact!  Here is the high and low along with some statistics on the 78 home sales.     The Lowest Selling Home in El Dorado Hills last month was 3574 Rolph Way in the Ridgeview area.  It had 3 bedrooms, 2 baths, 1912 square feet, was built on .27 acres in 1976 and sold for $205,000.  It was only on the market 1 day when it went pending on December 27, 2011 but it was a short sale and crazy as it seems took till 3/31/2013 to close. Short Sales - Is Their Closing Time Getting Any Shorter?We have been dealing with short sales in El Dorado Hills since August 2008. Is their closing time getting any shorter? At first we got the excuse that the number of short sales and amount of paperwork was slowing down the time to close. Four and a half years later, I don't see that bank efficiency in getting these closed has changed nor has a standard process has been implemented. They continue to be a nightmare for all parties involved.
