For the purposes of simplification, we will use the term foreclosure from this point forward. There were nine foreclosure homes sold in El Dorado Hills in August, up three from the previous month. The Change in the El Dorado Hills Real Estate Market   The hot topic these days is the low inventory we are seeing across the country. Here is a look at recent statistics and the change in the El Dorado Hills real estate market.   Inventory in El Dorado Hills is currently at a 10 year low. EL DORADO HILLS, CA HOME SALES DATA – JULY 2012 The purpose of this post is to provide those interested in the El Dorado Hills, CA housing market data about that market. This report covers July 2012, and the fourteen previous months. The first chart lists the cost-per-square-foot for all homes sold in El Dorado Hills by month. There is only a slight fluctuation from month to month but the last two months have shown large increases. When we look at year-over-year prices, May 2012 is slightly lower than the same month in 2011, June 2012 is up sharply over the same month in 2011 and July of 2012 is much higher than July 2011. Those potential buyers who decided to remain on the fence, “until prices hit bottom” no longer have a reason to wait. We understand that the bottom of the market occu... 08/28/2012

Not in most cases as the 203k loan program does not allow luxury items to be financed more than $1,500. So, the answer is yes if the work is $1,500 or less or if the borrower wants to put up the difference in cash. Therefore if you have one as we do right now the borrower has to come up with $23,500 and add it to his down payment since the money to make the repairs, all of the money must be in the renovation account when the loan is funded to insure we have the money to fix that pool and make it safe. That is the guideline. Wells Fargo later told me that they would have preferred that the money had just been left out of the system and used outside to complete the pool. This is not in compliance with the guidelines however.  What are your alternatives when the pool is a significant cost?... 08/20/2012

    SSgt Sky R Mote, died Aug. 10 while conducting combat operations in Helmand province, Afghanistan. He was assigned to 1st Marine Special Operations Battalion, Camp Pendleton, California. He was Killed in Action along with two other Marines, Capt. Matthew P. Manoukian, 29, of Los Altos Hills, California, and Gunnery Sgt. Ryan Jeschke, 31, of Herndon, Va., We mourn the loss of these three Marines. On Thursday afternoon/evening during his transfer from McClellan Air Park to Green Valley Mortuary El Dorado Hills honored their fallen soldier gathering on overpasses and along the roads of the route taken. While talking to a client whose brother served in Vietnam, I learned that those veterans returning from war were treated horribly.  I'm so glad to know we have evolved and realize these ... 08/19/2012
