This post continues my year long plus study of REO (Bank Owned Home) sales in El Dorado Hills and Folsom, CA.  This post covers August 2008 REO sales. In August the number of REO properties sold in the selected market areas dropped signicficantly from 45 in July to 25 in August.  This represents more than the normal seasonal end-of-summer activity decline. The Days-On-Market number increased considerably from 72 in July to 105 in August.  A full 40% of the homes sold in August were on the market for over 100 days.  Another significent statistic remains applicable.  A full 28% of the REO homes sold were on the market for fourteen days or less.  We seem to have heavy representation from both ends of the spectrum with respect to the length of time the sold homes were on the market.  Howeve...

El Dorado Hills:  The home buyer's upper hand continued in August in EDH. For 2008, the average sales price for El Dorado Hills had been $594k with 21% of the sales being bank owned homes. Although the average home price dropped only 1% from the 2008 average, 28% of the sales were bank owned and inventory remained at very high levels.  In all, 50 homes sold, 14 were bank owned and 401 homes (a 9 month supply) remain for sale.  Inside scoop: If you aspire to live in Serrano, due to all of the foreclosures, there are excellent, rock-bottoms deals available under $135 per square foot. Those of you who read my post on 8/15/08 entitled "My wife asks if we can adopt a horse? Otherwise they may be euthanized," may be interested to hear that the horses have been saved!  Here is the link if you would like to read the follow-up article posted in the Sacramento Bee today, "Homes found for seized horses in El Dorado County."   According to today's article, adoptions for four of the horses have been completed or are pending.  It also suggested, due to the generosity of donors and volunteers, the remaining animals will be saved.  My wife and I would like to personally thank the Active Rain community for your support, well wishes and donations.  The Grace Foundation of Northern California contacted me directly to voice their appreciation of all of our efforts and for helping the...

July 2008 - El Dorado Hills, CA - Residential Real Estate Update ( includes REO's & Short Sales ) As of today's date, as I write this update, according to the Metrolist MLS system, in El Dorado Hills, CA, there are currently 431 single-family homes listed for sale (this excludes condos, duplexes, apartments, etc.).   During the month of July, 2008, there were 43 homes that sold (closed escrow).  At this rate of home sales, it would suggest there is about a 10 month supply of homes available.  It is commonly agreed that when inventory of homes for sale is above a 6 month supply of homes, it is a "buyer's market."  For the month of July, 2008, the buyers continued to hold the upper hand over home sellers.
