People love to say that Los Angeles has no seasons. Yet, our spring hits its peak with explosive colorful fireworks of blooms. Purple and blue are known as jacaranda mimosifolia. Lush Bougainvillea is my favorite. It has a special place in my heart. I just love it. Bougainvillea pops of bright color spill over the houses and streets of L.A. Flowers and blooms make our streets so pretty!  Roses, birds of paradise, and many other May lovely bright blooms are back too: Can you imagine the divine aroma coming from this Jasmine fence? *If you are looking for a home in Valley or Los Angeles CA, please be sure to contact me. Hiking is very popular in Los Angeles. So, if you have a chance to enjoy the great outdoors, have a breathe of fresh air from the hustle and bustle of Los Angeles and head to the foothills and mountains for some of the best hiking ever. Everyone knows that the best way to experience the diverse landscapes is by walking through them! Hiking opportunities are abundant in Los Angeles county. Options range from easy short strolls to intense multi-day backpack trips. So, when my daughter announced a school project that involved hiking~ I gladly volunteered to take her and a friend to the nearest hiking trail, a very popular, scenic trail in Encino( needless to say, it is my favorite school project ever!). Encino Blooms in February.   While most of the country is cold and full of snow, ice and cold, out here in Southern California the picture is very different.  We have some nice temperatures around 80F. I set out to see what is in bloom these days in Encino neighborhood: Don't you love this house with a lush pear tree in front of it? Or this lovely house with magnolia tree? This pink magnolia tree makes streets and yards quite pretty this time of year. Yes, those are orange tree behind this magnificent magnolia flower. Here are some bright pink flowers from my backyard:) I don't know the name, but they are awesome looking. In addition to a lot of flowers, almost every hause has trees covered with oranges, tangerines, lemons. Here is a grapefruit free: ***If you are looking to buy or sell...

Home Prices in Encino CA for July 2014   Encino Home Prices   We have seen 11 straight months of listing price increases on home prices in Encino and don’t expect things to slow down anytime soon.  If you are considering buying a home you can still find deals on a house in Encino but having a good real estate agent who understands the market is a must.  Don’t wait on the sidelines for too long, many of our listings are starting to sell within a few days of hitting the market. As you can see from the graph below, listings are not selling exactly for asking price. To make sure you don't overpay for your home, you'll want to have an agent that does a thorough market analysis of the Encino home on which you are making an offer. If you are interested in how much current inventory is on the ma...

Cacti Night Blooms   I found this beauty walking  at night with my dog... I came back the next day with my camera to make some great shots......Oh NO! Blooms were gone...I was very sad that I missed it. Little I knew that this is one of the most unusual plants: night-blooming cereus( =cactus). When I walked again at night with Fifi, I noticed new blooms! This time i had my Iphone with me:) There were only few blooms left. But I'm glad I had another chance.  These huge flowers are so beautiful, aren't they? From Wikipedia: " Night-blooming cereus is the common name referring to a large number of flowering cereus cacti that bloom at night. The flowers are short lived, and some of these species bloom only once a year, for a single night. Other names for one or more cacti with this habit ar...

I'm so excited... one week from today, I get to spend Easter Sunday with my little bunny.  Isn't she the cutest bunny you ever did see? Ok, so I'm partial... but you would be too if you had this cute little thing hopping all over you with hugs and kisses... I can't wait! Hoping for sunnier days in Southern California on this trip.  I'll patron my usual favorite places... If you've been in the real estate market lately (especially Los Angeles), you've most likely dealt with multiple offers.  If you're the seller, that's great news!  But if you're the buyer, the competition is stiff because of so little inventory.  So what can you do to make your offer stand out from the others?  Here are a few tips that could make the difference in whether you get the keys or not. 1.  Get your Paperwork in order - Make sure you have your bank pre-approval letter, proof of funds to cover closing costs and down payment.  If these aren't submitted with the offer, you will likely be passed over.   2.  Terms- If you can't go any higher on your purchase price, consider the terms you are offering.  A shorter escrow, shorter (but still manageable) contingency and inspection/inve...
