Vegas Bob was on his way to the free concert on the Boardwalk in Santa Cruz that takes place every Friday from around the 1st week of June all the way into the last week of August.Anyway the traffic was all backed up on hwy 17 headed into Santa Cruz from Silicon Valley so I took some back roads instead of sitting in traffic forever.Within the redwoods in Felton California area are beautiful homes nestled in between redwood groves.   About 30 years ago some friends of mine who were young professionals, living in New York City, had a baby. Housing prices in the Silicon Valley are at an all time high. What is even more difficult is that most homes get multiple offers and many sell 10-25% over list price. It is very difficult to get a grip on even how much to offer on a property to be competitive. Then, if you do offer enough, but ask for any contingencies, your offer is almost always rejected. Finding a nice house under $600,000 is virtually impossible, and many people have long commutes to work no matter how much they have to spend.We are very lucky to live someplace where there is such high employment, but it comes at a cost.What is the answer if you want a home, some privacy, and can only spend 700K or less?My suggestion is try Felton. San Lorenzo Valley Home Sales through June 30, 2012 Because of our proximity to the Silicon Valley, great weather and recreation opportunities, plus relatively affordable prices, the San Lorenzo Valley housing market continues to improve.    Many properties get multiple offers, over asking price, and listing periods are fairly short.    When I last posted, there weren’t enough homes on the market to match buyer demand.    In response, we’re seeing more regular home sellers begining to put their homes on the market – this is a new trend as some residents have recovered enough equity in their homes to sell, in order to move into a home that better suits their needs. Felton Home Sales, Prices and 2011 Market Update   2011 –year in review 63 homes sold in Felton during 2011.   The average home price fell about 23% when compared to 2010.   The average home sales price was $328,643, taking an average of just over 3 months (101 days) on the market prior to going into escrow.    The discount between the list price and eventual sale price was 4% overall.   The highest priced home sold for $736,861 – this was a bank owned 5 bedroom, 3 bath home on 22+ acres. The lowest priced home sold for $44,000 – it was a tiny, bank owned, burned down home on Highway 9.   Why did prices fall so dramatically?    In my opinion, the main reason is that the number of higher end homes - those selling for more than $500,000 - shrank from 14 in 2010 to only 5 in 2011.    On th... 02/03/2012
