Met With Ray at the Folsom MeetUp  Whenever ActiveRain bloggers get together it is a success. That has been my experience after attending and hosting several of these MeetUps in the area. I think that it is important that we are open to hosting these events for others to participate. We can learn a lot from each other and doing it face-to-face can be fun.I know that it is a goal of Kerrie La Guardia to get more MeetUps and attendees to these things, and I'm all for that! In some areas there are several MeetUps happen at the same time, while other areas are looking for hosts. If you have never been to one, you may be a little fearful. The same may be true for those who are considering hosting one of these gatherings. No one has died as a result of attending or hosting a MeetUp, consider...

Someone Punched a Hole In My Shower     Those of us who repair apartment buildings in the Sacramento area get to see some things that are out of the ordinary - things that are beyond the normal wear and tear of apartment living. Take this hole in the shower for example, this is not considered normal. It appears that a hole may have been punched in the shower wall of this unit in Sacramento. It can be fixed by an experienced shower repair contractor working in Sacramento.

Things Are Missed If It's Not Raining   There is a lack of rainfall in California again this year, the that is not a good thing. I am sure that rationing and restrictions will be on the agenda in the next few months if things do not change. Other things can be effected by the lack of rain. Roof leaks, gutter damage and moisture intrusion problems may be just waiting to resurface. Just think about all the moisture related damages that may have gone unrepaired since it is not raining. I think this is more common than you may think. I have called back on estimates only to hear that they have forgotten about the problem. Approval waiting because it wasn't getting worse and tenants have moved, the unit painted and new tenants moved in. Everything is okay for now. So there are roofs with kn...

As They Were Moving Out They Saw A Spot     Apparently it had gone unnoticed for a long time, it was hidden behind some furniture that never got moved I guess. When it came time to move out, it was discovered. An area of discoloration that needs to be addressed. I will be opening up the wall to remove this drywall, the discoloration is more than just surface stuff. It doesn't look like the walls are sopping wet, it was probably caused by the rain which doesn't happen to often here. Regardless the bad materials will be replaced and things will be good again soon.

I Guess It’s A Trend If It Happens To You   My wife is a property manager for a very large property management company based in Folsom, CA. She has worked there for over 15 years and loves it. The company managed about 25,000 units back then and has grown to about 80,000 units today. This means a lot of grow in employees and all the support personnel. Back in the day, everyone had an office cube where they worked from when not out in the field. Of the hundreds of managers that once occupied the building my wife was one of the final five to move home and work from a remote site. All the managers gave up space to house the enormous accounting department. So what is the trend? It is not new certainly but when it happens to you, you begin to see how many others are doing the same. Since ma...

Folsom ActiveRain MeetUp – A Reunion for Many   Many have said that a successful MeetUp is whenever two or more Rainers get together. I was getting concerned when the 4:00 start time came around and I was the only one there, I was reminded of the last MeetUp in which no one came. Yikes. A few minutes later I saw our first guest and a second just minutes later. I was able to breathe a little in relief. Now it was time to get caught up with those that did come today to the MeetUp in Folsom.     Besides myself there were three others in attendance:   DeeDee Riley Dan Mincher Doug Bulwinkle   There were a couple of last minute cancellations, but maybe we can get together with these members at the next one.   Though a variety of methods were tried to reach newcomers all those in attendance...

I Realize That You Did It Yourself, But The Wires Should Be Inside The Box     There is nothing wrong with a little do-it-yourself project on your own home, but you need to know what you are doing. Just because the fan works doesn't mean it is safe or even a good idea. This exhaust fan stopped working buit would start up if you pushed up. The wires had worked their way loose, that's when I discovered the wires weren't even in the box like it should be. The owners had done the work themselves.

An Ugly Patch Can Ruin The Rest Of The Room     I'm sure this is something that we have all seen ourselves; that ugly patch that just draws our attention. We know that it is important to fix the plumbing, electrical or anything else behind the surface, we don't want to shortcut on those repairs. Once all that is done, let's make that patch look like new.

After The Shower Pan Demo, This Was Discovered in Sacramento   I get calls for dry rot and water damage repairs at various stages. Sometimes, I get to be a part of the whole process and other times I get to do a part of the restoration of the damaged property in Sacramento. It is all good and appreciated. When looking at the rebuilding of some water damage in Sacramento, I came across this hole with plastic over it. Since I was not involved with the demolition I have no idea what the reason for the hole was. I had asked the owners about the hole and they stated that the hole was in the sub-flooring and not a part of the water damage demolition. The plastic was likely added by the demo team. So the question is, why is the hole in the floor? At this point, I do not have an answer for yo...

Those Eaves Take A Lot Abuse.   I was walking around the back side of a Folsom home renovation project coming up and had to notice the eaves. It looks like it has taken some hard knocks over time. The rafter ends have rotted and been repaired and recently a satellite dish was install in this same area. There are safer and better ways to attach a satellite dish that doesn't require drilling holes in the roof eave.

My husband is much more enthusiastic about taking public transporatation than I am but that's because at heart he is a Chicagoan. I prefer to think of public transportation as hiring a limo, not taking the bus or Light Rail. Because my days of standing on bus corners are over. They were over when I turned 19 and I never looked back. Of course, when I was 19, I was living in Minneapolis and freezing my tush off in the winter. That was an excellent reason to buy a car. Although, every so often I will take the Capitol Corridor train on Amtrak to the B.A.R.T. into the City, but I look at that experience as being on vacation. When you're on vacation, you can ride a train car filled with chickens and goats and no air conditioning and be happy. Although the Amtrak is actually a far cry from th...

Water and Power Do Not Mix     One of the most basic understandings is that water and power do not mix. Have you ever seen the warning label on a hair dryer? It suggests that you not submerse it in water. Why do they not mix? Well for starters, water conducts electricity. Electricity will flow through the water similar to a wire. If a live wire is in water, the water has an electrical charge. If the water is in a metal pipe, the pipe is also flowing with power. That is just a simple explanation to give you an idea of what I saw today. While washing out some painting tools on a patio and the water from the hose flowing over the concrete and into the dirt, we noticed that water was coming out of an electrical box 15 feet away – above ground. Since the concrete slab is higher than the bo...

I could sure use an open slot         I'm told that there should be room on the sub-panel to add another circuit but this one looks full. Management is looking to add Electric fireplace heaters to all the units but not all the sub-panels are alike. Some have an open slot and some do not. This could pose a problem.
