  What is the difference between a foreclosure and a deed-in-lieu of foreclosure?   A lot of people wonder what the difference between a foreclosure and a deed-in-lieu of foreclosure and I understand the confusion.  A foreclosure refers either to a trustee’s sale foreclosure or to a judicial foreclosure,  a deed-in-lieu of foreclosure means that the lender has agreed to accept the title to the property and the borrower transfers title to the lender rather than waiting for the lender to foreclose.  This can only happen if the lender agrees to accept the title back instead of foreclosing.  You cannot simply transfer the title back without having this agreement. A former home staging client of mine, a busy working mom with a beautiful home, asked if I'd be interested in decorating her home for Christmas. I hesitated for a nano second and said, "YES!"   Buyers Costs Associated with Escrow Our buyers always ask how much money do I need to buy a home.  In fact I just had a request to go over these costs with a buyer I am meeting today so thought I would publish this list.  This list is based on buying a home in Fresno CA.    1)       Earnest Money Deposit (EMD).  This is the amount of money you will deposit into escrow within 3 days once your offer is accepted.  Usually $1,000 or 1% of sales price.  This will do towards your down payment or if you are financing 100%, will be refunded to you at close of escrow 2)      Professional General Home Inspection:  Optional but recommended.  A home inspection is a visual inspection of the structure and components of a home to find items that are not performing correctly or items that are unsafe....

   Yesterday, while taking a break from home staging, I saw a new piece of Fall decor, new to me anyway, a cloth pumpkin. Upon inspection I found that it was made from cloth, a stick and a roll of toilet paper. So simple and so cute. I have to tinker with mine a little more to make them exactly the way I want them, but decided to post pics and directions so that other home stagers or anyone for that matter, could make them for their own holiday decorating. First: the materials- toilet paper, cloth ( try rusts, creams and browns as well as orange for variety,)    Next: fold the cloth into the center of the roll. Last: Place stick in center. And voila! The home stager and the client walk through the home while the staging professional discusses changes that the client can make which will enhance the home.
