 I'm taking a few minutes away from the series I'm writing about the Mortgage Fraud in my neighborhood.  Here's one that happened in my town, and nobody has been prosecuted, and the agent has since moved out of town, leaving behind a trail of homes, which he acted as the buyer's agent, that have gone into foreclosure.So far, this agent (he represented himself as the buyer agent) and his wife (both licensees; both still licensed). For the most part, I am blaming the lender for not filing a SAP (Suspicious Activity Report) on this property.  That would've gone to federal regulators.  Maybe they don't seem to mind losing over $1,000,000 but I'm sure their investors might, as it was their money in the first place...  I also discovered, that his home before this was a condo, which apparently...

The reason for this could be varied, as the bank could be offering a forbearance or just working with the borrower on some sort of new repayment plan. Gilroy Foreclosures Here is a three year perspective of homes that have gone into foreclosure in Gilroy, CA. As you can see, it appears the worst is over, as a lot less homes have entered the foreclosure process. We had been hit hard with the subprime market bust, but it appears that Gilroy, like the rest of Silicon Valley is pulling out of the horrible mess that we had been in.

Here is a chart reflecting homes in Gilroy, CA that have entered into the foreclosure process in June, 2012, which is the latest data I can retrieve. Quite frankly, it appears the worst is over for Gilroy, as these number are pretty low. The following chart shows when the loan was originated. Those recently originated apparently have not gone into foreclosure, probably due to the tightened lending standards. Gilroy Garlic Festival The Gilroy Garlic Festival attracted thousands of visitors on Friday, July 27, 2012. Normally this is the slowest day of the three day festival but it was a packed event. Many were able to seek the coolness of the shady seating areas spread out throughout, listing to bands on 4 stages and cooking events on both sides of Christmas Hill Park where the festival takes place every year. Parking is free and so are the buses taking visitors from the parking lots to the entrance of the Garlic Festival. For those biking to the event there is a secure parking area for bikes.
