The new park is working!Well, I have witnessed the new park doing its job... Iwas just out for a walk, today, March 22nd, 2008.  The weather is a clear and calm 78 degrees, and we are only a couple of days into Spring.  Both tennis courts at the park were in use, as were both basketball courts.  There were quite q few swimmers in the pool, and mothers were there with their strollers, watching their other children play on the playground equipment.  Thoughts of the economy, or a bad day at work seemed to be the furthest things from people's minds today.  The kids playing tennis appear to have arrived by bicycle.  All I could think of was how lucky I am to live in such a great community.  And, how lucky to work here as well.THe park is working.  It is doing a fine job of being just the per...

March, 2008Well. March, 2008Well, Eagle Ridge had four sales in February.  which is not bad when one considers that there were a total of 12 sales in all of GIlroy.  Of the homes that SOLD, the average days on market was 137 Days, and the median was 101, which is almost 3.5 months.  One house I know of in particular was sold by a friend and had 5 offers on it, just to show that if the property is priced correctly, it can still  create a multiple offer environment.The average Selling Price was $881,250 and the Median Selling price wsa $875,000.  The average List price was $949,722 and the median List Price was $934,844.There were two homes that were issued a Notice of Default, which is the first step in the foreclosure process.  This was good news, as it was better than months past...To see a complete li...

 Mortgage Fraud has affected Eagle Ridge BIG TIME, and I mean in a huge way.  Today, there are still 20 homes here that have been given a notice of default, and they are not even up for sale yet.  It appears that mortgage fraud was used to acquire these homes, hoping for a quick profit, or perhaps easy money.  Eagle Ridge is a great place to invest in, for YOUR OWN RESIDENCE, but not for investment property, meaning holding a property to rent, as rents will not cover your outward cash flow.  Eagle Ridge is mostly Owner occupied, but there were some who bought to flip.  Huge loan balances, and now they want to just alk away.  The good news is that the properties are being maintained very well, except for one, but that one just sold.  It also means there are a lot of homes priced below ma...

December 29,2007Well, some homes have fallen off the market either by expiration of the listing agreement or had the contract cancelled.  This reduced the inventory by about 25%, so things are getting more in balance.  The good news is that 3 homes are now under contract.  One should have closed, but the agent has not reported it closed yet.With all the homes on the market, there are still some good buys for buyers--probably the best time since Eagle Ridge was started in 2000.  As Eagle Ridge is discovered by more and more people, I see prices generally moving up.  One caveat however, there are about 20 homes where the notice of default has been issued, and some of those homes have not been placed on the market.  Hopefully they'll get current or work it out with their lender, or prices ...
