One of the great things about Gilroy is the annual Garlic Festival.  The money goes to support local groups, which is great.  This psat year saw over 100,000 people attend.  The festival takes place across from the Eagle Ridge Golf Course.  Eagle Ridge Realty agents do volunteer, through the Gilroy Chamber of commerce.  It is always a fun time. 09/20/2008

On Sunday, September 14, 2008 the residents held their annual golf tournament.  The money collected is used to sponsor charity, and this year's charities were Hospice of the Valley and Mt.  I received an email request for information of home today. It turns out this home was sold 2 years ago for 2.4 Millions and now is only asking for $1.325 Millions. Yes, there are foreclosures in Eagle Ridge.  Most likely due to mortgage fraid.  I have counted ten homes that are in foreclosure which most likely were aquired by fraud (100% financing, notice of default sent out before the two year interest rate adjustment, 12-16 months worth of payments made, not owner occuppied, etc.)  Pretty easy to spot.  See what goes into foreclosure, and then see if the owner is a licensee.  Most cases, (more than 50% of the time) they were licensees.  ANyway, NOW is the time to buy in Eagle Ridge, if you are looking for a good deal.  Besides the mortgage fraud that went on, the Homeowner's Association funds seem to be in good shape, with plenty of reserves.   A large Inventory is keeping prices down, for now.  The demand is still there.  I get lots of buyers c... 08/03/2008

Foreclosures in Gilroy and Morgan Hill Search here for foreclosures in Gilroy and Morgan Hill     Two to three times a day, my phone will ring and the caller wants to know about foreclosures in Gilroy, or sometimes, more specifically foreclosures in Eagle Ridge (I also own a brokerage called Eagle Ridge Realty, which specializes in homes for sale in Eagle Ridge).  Currently, besides East San Jose, Gilroy probably has more homes in foreclosure than anywhere else in Santa Clara County.  We were hit hard by a lot of mortgage fraud ( how else can one explain it?  I know there was a lot of mortgage fraud in Eagle Ridge), and the price of single family homes are relatively cheap in Gilroy, vis-a-vis the rest of Santa Clara County.  As the southern gateway to Silicon Valley, Gilroy has nice ne... 08/01/2008

THINGS TO DO IF YOU LIVED IN EAGLE RIDGE I recently visited Gilroy Gardens, which is located right next to Eagle Ridge. I had a great time, and recommend this park to everyone--young and old! I had been there are previous occassions, for Gilroy Chamber of Commerce functions, etc. but when I went last Wednesday just to visit the park and see what it was all about, I found out what a great place it was.  It is truly family oriented, and family fun to the fullest.  It is very stroller friendly, and I did notice a lot of people with baby strollers.  There are rides for kids of all ages, mostly catering to the younger children, and I would recommend the roller coaster to the pre-teens on up.  One could take in the whole park in a day, and still go for another ride on their favorite ride, but... 07/25/2008

I recently visited Gilroy Gardens.  It was formerly known as Bonfonte Gardens, until it was purchased by the city of Gilroy.  What a great place.  I had been there before, for various business related functions, sponsored by the Gilroy Chamber of Commerce, but never to just experience what it was truly all about.  The park is very "green", and dedicated to trees.  There are "Circus Trees" there that will amaze young and old alike.  Needless to say, there is plenty of shade for a rest, and the park is truly beautiful.  It could take a full day to take it all in.  Maybe two days, as there is a lot there.  I know I will definitely be back.  Admission price includes all the rides.  Some rides do have heigth requirements forthe younger members of your family.  Your kids will love this place.... 07/25/2008

  Recently, I was asked by a new recruit, and it got me to thinking...The question was "What makes your company better than all the others?" Well, I cannot honestly say my company is better than all the others...  But, what I can say is that it is Realtor-friendly, at the least and professional at best.  After thinking about it, I categorized it as follows: No desk fees or franchise fees, EVER!  Our agents are free to work as hard as they want or as little as they want, with no worry about a slowing market eating up future commissions. We live by a code that you eat what you kill. There are no franchise fees--I feel, as do others, that franchise fees, some as high as 6%, should stay in the community, and the money is better spent marketing our clients property if we have the listing.  ... 07/09/2008
