The City of Hayward wants to do something about blighted vacant residential properties.  Last month a group of Bay East REALTORS® and Bay East staff met with City officials to educate them about the realities of dealing with vacant foreclosed properties.  We suggested several alternatives, however the City seems intent on developing an ordinance that will ultimately do little to address the problems associated with vacant foreclosed properties.  Earlier this week, City staff released a draft version of a vacant property ordnance.  This ordinance could require owners to register their property with the City of Hayward upon receiving a notice of default. Once registered these properties could be subject to inspection and a $1,000 per day fee if the property is not maintained.  Bay East is...

Today, I spent the afternoon taking my clients to see several REO listings, and compare them to short sale and regular listings. Using the polygon feature of our MLS,we delineated areas where my clients like, and we chose 16 properties to look at. Since this is my clients' first foray into viewing REOs, they were surprised at how different the agents took care of, and promoted their listings. THE BAD No pictures Only one picture Fuzzy pictures Trash/garbage cans in front of the property Keys that don't work --- or missing keys, or wrong combination No lights No water --- and when people use the bathrooms without having water to flush the toilets, watch out! On Monday (12/15), the City of Hayward announced that City Hall will be closed from Monday, Dec. 22, through Friday, Jan. 2, 2009.  Hayward officials report that closing city hall and giving some city workers a two-week unpaid leave will help bridge a $4 million budget deficit.  Police, Fire and emergency services will not be affected by the city hall closure. The Century / Cinemark Theater opened on the corner of Foothill Boulevard and B Street in downtown Hayward. I am going to have to take a photo expedition and document a building that is hopefully going to be changing the landscape of downtown Hayward. It seems that downtown Hayward just cannot get a break.  In the same week the grand new brand new theater opens up downtown that the announcement was made the MERVYN's would be going bankrupt and closing all of their stores.  The corporate headquarters for the MERVYN's stores was located on Foothill Boulevard just over two blocks away from the new theater. While I was driving around previewing properties on the East Bay last week,  I came across many listings with for sale signs diplaying on the front yard:   Repo Foreclosure Bank Repo I find it very degrading to formal home owners... most of by business are done in the San Francisco, San Mateo counties and on this side WE don't come across with such signs, can it be the location?  with 95% of the listing I previewed being REOs I'm not surprised but it should be regulated.

I've sold the highest price home so far in Eden Shores this year at $900,000. That was for a 3,654 sqft home or $246/sqft. Currently the same size home is asking $191/sqft foot in a short sale, I spoke with the listing agent last week and they had one offer. This home is directly opposite my listing at 2850 Breaker Cir, Hayward. though both units aresimilar in side, my unit has a very unique feature, it faces the bay offering a very relaxing view. The Are you or one of your clients working on a home remodeling or addition project?  If you are, we need to hear from you.  Specifically, we need to hear what kind of "incentives" from the City of Hayward would persuade you to use "green building" materials and practices in your remodeling or addition projects. During the late 1840s two events occurred occured that set in motion the founding of Hayward. First, the Mexican American War ended and the United States received California, New Mexico, and Arizona as new territories. Secondly, gold was discovered in California, drawing an explosion of people from all over the world. Some struck it rich but the majority didn't. Some moved from the mining camps to this area and became squatters (people who settled on the land of landowners without permission). One of these men was William Hayward, who had traveled from the East through Panama to San Francisco in 1849 at the peak of the Gold Rush. Sure in the short run property value will flucuate . On the other hand, it is one of the best long term decision a person can make. Right now guidelines are getting a little tighter for lenders. That is a POSITIVE thing because fewer people will loose their homes.Lenders have to hold on to more of the loans that they are lending out, making it so lenders can lend out fewer loans.
