The character of Hemet began to change dramatically in the early 1960's with the development of Sierra Dawn, the country's first "mobile home subdivision". Soon other mobile home parks and retirement housing developments followed, and Hemet became well known as a retirement community. Hemet today retains much of its original retirement orientation but is also becoming home to significant numbers of younger families who are fleeing the more urbanized areas of Southern California.

So, I have this adorable mobile home, on it's OWN LAND, here in Hemet, California.  The owner must sell, and would like to affect a nice little "Quick Sale". So, since she owns it outright, and would really be happy with a monthly income, she says "BRING ME AN OFFER"--"I WILL EVEN TAKE A PORTION DOWN AND CARRY THE REST!!!" So, I am in hopes to get that QUICK SALE.  Any takers out there???? Check out the photos below.....$59,900 for a two bedroom, two bath, NO HOA, NO PARK RENT, OWN YOUR LAND.  And, there is an addition (without permits) but very nicely done, with another bed and bath.  Fruit trees in the back yard.

Hemet California Homes Days on the Market Here's a good chart to examine if you're thinking of buying or selling real estate in Hemet California. The chart below maps the days on the market properties in Hemet last, from January 2009 to the month of July 2011. As you can see homes lasted longer on the market in 2009, but then dipped in mid 2009 to about October 2010. Since then the Hemet home inventory tends to last longer on the market than previously. NOW PLAYING:  At the Ramona Bowl...........Anasazi, "The Ancient Ones", is a musical/true story of Sarah Mara Boots, and is written by her great granddaughter, Sharon French.  This musical production celebrates the music and pagentry of the Navajo legends and the ceremonies of the Anasazi Indians, who lived in the Southwest centuries long past. Anasazi, the musical, will be playing September 16th and 17th, 23rd and 24th, and Sepember 30th and October 1st. Every production that I have attended at the Ramona Amphitheatre has been a memorable experience.  Ramona Bowl is nestled up in the hillside overlooking the Hemet San Jacinto Valley, and is a beautiful setting, especially on a summer evening. If you live in or near Hemet, you will surely want to check this out.

According to our local newpaper over the weekend, Hemet Police says that there are an alarming number of home burglaries, due to open or unlocked doors and window. Furthermore, the Police Department states that these criminals are getting so brazen that they are actually coming in while people are at home, awake or asleep. I know times are tough, and we all have to think of this as a career to these criminals (as weird as that may seem.) Two homes in my neighborhood have been burglarized in the past few months, so I contacted my State Farm agent and made sure that all my stuff was well covered.  What with all the electronics we have in our homes these days, there is a lot more to lose. Make sure you photograph all your precious belongings and safeguard those photos somewhere that you ca...

Okay, today I'm so frustrated with the Banks in dealing with short sales. I know I am not alone in this frustration but instead of lamenting on the terrible outcome, I want to get some feedback on any shortsale transactions here in southern california especially that it seemed that the bank was in denial of the value of the now current home.  Or that after repeatedly sending all the documentation they indicate "we have never received it".  I know this may just seem the rantings of a wild woman, but i want to take this to my congresswoman and being armed with the voices of many, not just me, maybe, just maybe someone will hear!! Not guaranteeing but I understand that the banks just don't care, I do. How many time have we met with the distraught sellers, those that are losing everything. ...

What is a Short Sale?   A short sale is when a homeowner sells their house for less money than they owe on the mortgage or mortgages. Short selling is an alternative to foreclosure for homeowners/borrowers who can no longer afford to keep mortgage payments current. Sometimes, to avoid going through the costs of foreclosure, a lender will authorize a short sale by allowing a homeowner to sell the home for less than the mortgage owed. Simplified Steps of a Short Sale: Homeowner signs a listing agreement with a real estate agent. This short sale listing agreement is subject to third-party/lender approval. The home is marketed to buyers. Seller accepts a buyer's purchase offer subject to the lender's approval. Seller's lender accepts the buyer's purchase offer, which is less than owed on se...

Hemet Real Estate The Hemet real estate market has been extremely volatile in the past few years, from foreclosures, short sales and standard sales as well. But Hemet real estate transactions are still happening in spite of the market crash and tough market conditions. While it is true that many unfortunate Hemet homeowners are losing their properties to foreclosure, foreclosing banks and lenders are not in any hurry to list their Hemet foreclosed assets for sale. Banks have slowed the resale of their Hemet foreclosures to a trickle to keep the real estate marketplace competitive for buyers and to not flood the supply. It is a great time to buy Hemet real estate if you have the resources to do so, but there are many buyers and investors buying foreclosures. These conditions makes it har...

So here I am a former server embarking on a career as a realtor. I've been told by many that I am coming into the business at an excellent time. I would tend to agree. Although looking back I wish I would have gotten my license when I was 18 in 2002. I have a few friends that did very well for themselves in the bubble years. Although it is interesting to note that many people that were sucessful in real estate from 2003-2007 are no longer in the business. I have my own reasons for why I believe this occured but am curious as to everyone's thoughts on this.My dad's been a real estate agent for about 3 years now and I decided to join him in the business. I found myself taking an interest in it last year and decided to give it a shot. I just finished up my third week. I work at a small rea...
