    If you're in the neighborhood on Saturday, December 4th, come see our City of Hemet Centennial Christmas parade.  Hemet is celebrating 100 years (and counting), and I'm sure that this parade will be nothing short of spectacular.  In reviewing the rules and regulations for submitting an application to participate in the parade, I noticed that their biggest rule is that no float nor any person in the parade may dress in a santa suit.  This, of course, is so that the children will not be confused with the "real Santa" bringing up the rear of the parade.                                   The parade will begin promptly at 10 A.M. at the corner of Florida and Palm, and travel west to Florida and Kirby, where it will end. A Short tale of purchase and an HOA nightmare. A buyer of mine purchased a Coach in an existing land owned senior, co-operative mobile estate of 62 units, with the land owned by the co-op, the homeowners owning their coaches and a share of the co-op.  The puchase was a seller financed transaction, with a large cash down payment. Seller and Buyer were in agreement as to the terms. The Buyers followed the required protocol and met with the board "HOA" for approval. All went well at the meeting until the Buyers were asked for their Identification to verify their ages, and it was discovered that they were not married. I am  fortunate enough to live in a town that has all the shopping I need, but also has some interesting characters around town.  I thought I would share some of the locals of Hemet, CA. For instance, this lady lives just right around the corner from me..... She has seven other siblings that look just like her... And, this guy lives in the hood, as well........... And then, if I walk my grandson to school, we pass by these ladies, and stop for a chat along the way.... Of course, among these characters, there are horses, a brahma bull, a donkey, dozens of sheep, an antelope, and several buffalo. You never know what you will see in Hemet, CA.

I love being able to blog about this topic. I recently listed a 2 bedroom, 2 bathroom home in the guard gated community of Four Seasons in West Hemet. I took the listing, recommended a list price, the seller agreed to my list price, as they always do, and I proceeded with inputting the listing onto the MLS This part never changes. I always fill in 100% of MLS data regardless if it is required to input the listing or not! I always use the full 500 character description, and input the maximum amount of photos (25 on the IMRMLS). My photos are taken by our in house photographer, who trained himself, he does use a very expensive camera along with a photo editing program, but the difference with him vs. other photographers: I get 50-100 high resolution photos to pick and choose from, whereas...

(Day 16 in the 30 in 30 challenge!!) In a recent webinar I watched, the presenter talked mostly about how to find AND work your niche'.  What he meant was to find a group or community in your city, neighborhood, area, etc. and market specifically to that group. Now the city where I live, Hemet, CA, back in the day, was a retirement community.  Most folks moved to Hemet, CA to retire.  In fact, there are more banks per capita in Hemet, CA than most towns in the U.S., or so I am told.  All those retirees needed somewhere to stach their cash.  And, as you drive up and down the main drag, there is a bank on nearly every corner. One of our flippers will get an unexpected face-lift on Friday.  Big Bertha The Magnificent Pine is to be brought down Friday morning.  This humongous pine has got to be 100 ft tall and is likely somewhere between 45 and 50 years old.  On Monday, she had a branch the size of a large tree come down into the neighbors Mulberry tree next to the front corner of their driveway.  The huge branch hovered over the neighbors home and had been a major cause of concern for the neighbor for many years.  When it finally broke, it spun away from the house and went 90 degrees across the yard and landed on top of the Mulberry.  It looks like a bridge 30 ft in the air from tree to tree.  Thank God it didn't land on the neighbors home... that could have got ugly.                                          ...

We chose to hire a photographer to shoot our homes as we feel the difference between traditional photos and photos taken and professionally edited is night & day. It can be the difference from your listing sitting on the market 1 day vs. 30-90 days! Buyers eyes immediately go to the vidid colors, and the "cartoon" feel as I like to call it. I was reviewing comparable listings on a project we listed just last week in the Four Seasons 55+ community of Hemet when it brought a huge smile to my face. I was unsure of what price to go out at as the listings in that community are all over the place, from the 130,000 range to the 200,000 range. I realized that about 75% of those were short sales, which I do not consider competition. I then chose to see only Standard and Bank Owned homes, as those are homes where the seller has the ability to sell without needing approval of some sort. Hemet, CA.  The Western Science Center, located at 2345 Searl Parkway in Hemet, CA is full of education, fun and excitement. This state-of-the-art museum complex has something for everyone.                     This museum is home to a vast array of history and ice-age beasts which have been unearthed here at Diamond Valley Lake.  Max, is the largest mastodon ever found in the Western United States, as well as Xena, a Columbian Mammoth. Hemet is an old little town, and has all the charm of an old town.  One of the charming little places to go, should you be visiting Hemet, is the Hemet Museum, located at State Street and Florida Avenue, right in the heart of downtown Hemet.              The Hemet Museum is housed in the historic Hemet Train Depot right in the center of town.  The Hemet Museum houses many fine exhibits of old historical Hemet.  You can see agricultural displays, Native American displays and artifacts, railroad items, rare photos, treasures from the famed Ramona Pageant, and much much more.  One of the recent items added to the collection of the Hemet Museum is a "CREAM SEPARATER".

This past Sunday was the last day for golfers hoping to catch a birdie, a bogey or an eagle at the great little 9-hole Echo Hills Golf Course in Hemet, CA The owner has had the golf course up for sale, but I guess no buyers.  In this economy, who wants to buy that much grass to water? It is sad though, I have many friends who enjoyed playing there, almost on a daily basis.  But the fences are up, the lake has been drained, the ducks have flown off to another pond perhaps on another golf course. Perhaps the Echo Hills Golf Course will eventually locate a buyer, and will be re-opened.

While running thru my workout this morning at my Curves, I saw they had posted a notice on on of the boards for all of us to see. Ramona Elementary School in Hemet, CA is asking for donations of the following items: 500 boxes of #2 pencils (1box=144 pencils) 2200 boxes of Crayola Crayons (16 crayons per box) 150 packages of dry erase markers (10 per pkg) 175 packages of dry erase markers (6 per pkg) 500 reams of notebook paper I think it is a great thing to get the community involved, but what happened, first of all, to giving parents a list of items for their child to bring to school. According to an article I just read on the website for Bautista Creek Elementary School, here in sunny Hemet California, they will be offering a savings program for their students (approximately 950 to be almost exact). The program, sponsored by Altura Credit Union, will be called My Money -- My School Savings.  What a cool thing.  I remember, back when dinosaurs roamed the earth, and I was in elementary school, we used to take a nickel for milk, and we also took money each week for our savings account.  We had the same type of program, I believe, with the local bank.  It was great.  We got our own little green passbook, (wow, am I dating myself or what?).  And we watched our savings grow.
