Recent news has shown that builder confidence is up and that new construction starts is at a multi-year high. That's not anything new for Hermosa Beach. Prices have jumped considerably in the sand sections of both Hermosa Beach and Manhattan Beach, and much of the reason is the recent flood of the market of very high end luxury homes in A+ locations. Although there are a few oceanfront "Strand" homes for sale, the primary reason for the recent rise in median prices is the number of homes and townhomes on the highly sought after "walkstreet" locations. I have a Hermosa Beach luxury home for sale and I receive many calls asking if it is also for lease.  It is not, but there are often luxury homes for lease on or near the sand.   Last Monday I posted an article announcing the theft of the real estate sign from my luxury listing in Hermosa Beach. We replaced it the same day with a temporary sign. Friday we were showing property in Hermosa Beach one block from our luxury listing. We took a short detour by the property to see if the temporary sign had vanished too. Imagine our surprise when we saw the original luxury sign and the temporary sign sharing the same small plot of high-end real estate soil! I won’t reveal the details, but second thoughts can be a very smart thing to have when there are security cameras rolling. Smile, you may very well be on concealed cameras!

My weekend was filled with workouts (hike, yoga and free weights), work (wrote two offers and prepping another). I was feeling great about the productive weekend until I received a call from a neighbor of my luxury listing at 3130 Hermosa Beach.   “I see your sign is down. How much did the property sell for?” “The property is available. Are you sure the sign is missing?” “Yes.
