I fielded a call from a Hermosa Beach resident this afternoon.  He wanted to know if the local market was as ‘hot’ as he thought. Like many areas, Hermosa Beach has three separate housing markets within the overall market.  First, homes priced under $1,000,000 are in high demand.  There are currently 7 homes in the price range for sale, and 5 homes in escrow.  37 Hermosa Beach single family homes sold YTD for under $1,000,000.  At the current rate of absorption there is enough inventory to last roughly 45 days.  That’s a hot seller’s market to be sure. I was in Austin on Thursday when the Endeavour flew over.  I didn't capture a photo and thought I'd missed a once-in-a-lifetime opportunity.  As luck would have it, I held my new Hermosa Beach listing open (3130 Hermosa Ave) the following day.  The residence has walls of windows to capture the splendid ocean views, and the agents attending the broker open house were abuzz with Endeavour anticipation.  I looked at the blue skies over the Pacific Ocean and suddenly exclaimed, "There it is." Several agents dashed to the balcony to capture a photo.  The one I took is not spectacular, but it's not often we're given a second chance for a do-over.

The ups and downs of the foreclosure market in Hemosa Beach appears to have leveled off with an average of 4 short sales or bank owned homes on the market.
