Getting a jumbo loan in Hillsborough, CA has become more difficult in 2009. According to this website, there are currently 83 homes for sale on July 30, 2009. This number is higher than normal, and does not include homes that are not on the multiple listing service. There ary many sales in Hillsborough that never are recorded on the MLS. One of the reasons that so many homes are on the market is because of the lack of jumbo financing in recent months. There have been some developments recently that make getting a jumbo loan in Hillsborough, CA easier than it has been in a while. Some lenders have come back into the jumbo loan market. For example, one lender is offering jumbo loans for up to $5 million. The price range of homes currently on the market is between $1,350,000 to $18 million... 07/30/2009

We've heard good news in the lending arena today and that means the purse strings are finally opening up with lenders.  If you are thinking about buying in Hillsborough, this is a Great Time to do so.  Prices are trending downward and homes are remaining on the market longer with about 1/3 of them receiving price reductions and the others likely to soften on price should a solid offer show up.  Last week there were 45 homes on the market in Hillsborough with the least expensive priced at $1,895,000 and the most expensive home at $18,000,000. 5 properties were absorbed (they either sold, or were removed from the market for other reasons). Like other places in the country, the S.F. bay area has its low income "pockets" where values are down and there are foreclosures taking place on homes bought in the last couple years [usually with zero or little down payment].Now here's the strange twist to this market "adjustment", which we've not experienced before. The high-end homes in the affluent areas are still appreciating, there are still multiple offers on some & overbids. Just outside S.F. on the west side of the bay is an area referred to as "the mid-peninsula". This area has many desirable areas which are still seeing this type of strong activity. We are beginning to see that the trend is continuing.  Hillsborough is also a Cool Buyer's Market.  This is our local community with the highest median price for a single family home, $3,299,000.  But, for that price you get a lot of house and land.  The average home is about 4800 square feet and lots in Hillsborough are a half acre minimum.  The schools in Hillsborough are the best in the county with three public elementary schools and one intermediate school.  For high school the kids can attend one of several in the San Mateo Union High School District; Burlingame, San Mateo, or Aragon High Schools. Every year the parents of St. Matthews Episcopal Day School in San Mateo run Dickens House.  It is generally held in a Hillsborough mansion that a group of designers have redone and then the parents fill the house with unusual gifts and Christmas goodies for the public to buy.  It's always a great hit with the locals.  Tickets always sell out and the lines are long.  This year, they are offering us a chance to see the house before it's decorated for Christmas and filled with all of those holiday gifts.  But you have to hurry!  It's happening right now.  Open between 9:30 and 2PM and on Sunday from 11AM through 3PM, you can see this mansion today through September 23rd.   The house is located at 108 Stonehedge Road in Hillsborough.  Top interior decorators from the Peninsula have banded ... 09/18/2007

Hillsborough, California, 94010, is considered one of the most expensive communities in the country and one of the most expensive in San Mateo County.  Atherton is always in the top three nationally.  Hillsborough is in the top ten.  This beautiful town wends its way up and down hills filled with trees and amazing  views of the San Francisco Bay.  The lots are large with a minimum half acre mandated.  Homes are generally large and grand in scale.   Is Hillsborough, CA better than Burlingame, CA? The two cities (to be more precise, Burlingame is a City and Hillsborough is a Town), are situated next to each other and share the same zip code – 94010. Hillsborough is known as a town of beautiful and expensive homes. Burlingame has become third most desirable place to live in Northern California (after San Francisco and Palo Alto). According to a local hearsay – Burlingame was conceived as a “service city” for Hillsborough.  However, the truth (according to the Hillsborough town website) is that Hillsborough was created as some of the early Burlingame inhabitants were not willing to pay taxes to build sidewalks and light streets. Today I'm continuing the question I keep get about "What's going on with the real estate market in San Mateo County?"  with the Town of Hillsborough which also shares the zip 94010.  Hillsborough is considered one of the most expensive towns to live in in the United Statae so the median price for a home is high, high, high.  Last week the median price was at $3,495,000 but for that you get a 5 bedroom 4 bath home on between one half to a whole acre.  The Altos Research report tells us that last week there were 49 homes for sale in Hillsborough with an average time on the market of 123 days.  The inventory is up in Hillsborough, the Market Action is trending down, as it is in most of our local cities.  Days-on-Market is also trending lower and conditions are ... 06/23/2007
