The movement of real estate in Indian Wells, La Quinta, Palm Desert and Indio has been positive this year, even though we are now in summer, which is our normal slow period, and the buyers are few and far between at this time.    My biggest dilemma this year is that with all the homes we sold there were two that did not sell.  And both of them had seller financing available.  They both are in great or like new condition and priced right; in fact one is $40,000 under market value.     Now I realize that in our market here in the Desert we have a lot of cash buyers who don’t need financing, and that these homes are in a 55+ community, however that aside it would seem to me that those who do need a loan or want it - these homes would have sold before others.  We did the same marketing for... 07/10/2011

  In this time of challenging real estate markets it is important for agents to try their best to keep personal emotions aside when advising clients.  Admittedly, this is a difficult bridge to cross especially when we sympathize with our clients with regard to them absorbing a huge loss on the sale of their home.   We are not doing our clients a favor by not pointing out to them what their competition is selling for regardless of what our clients may have initially paid for their home.   A few weeks ago I was surprised to be invited by my daughter to the Stagecoach County Music Festival at the Empire Polo Fields in Indio. Not knowing a lot of the details of the Festival I still gladly accepted my daughters invitation without any hesitation. I didn't do much in regards to preparing for the Festival aside from making arrangements to stay at a friend's condo in Palm Spring's, a condo that sits on a golf course (My daughter and I both love to golf). I also invited my wife and her friend to stay at the condo in Palm Springs.
