Craigslist is an excellent tool for listing rentals, or homes for sale. The majority of the property managers and landlords that I talk to say they get more leads from craigslist than from any other source.  Managing my own rentals, I can say the very same thing.  Craigslist is a great medium to get the word out about your vacancy or home for sale. What I want to address today is not just how great craigslist is for listings, but I want to show you how to make your listing STAND OUT from the rest. Pictures.  The default craigslist layout is text only, formatted in old style times new roman font.  As a buyer, seeing any ad in the default text layout that craigslist provides turns me off instantly.  Craigslist provides the option of adding pictures; however, they show at the very bottom of...

OK so attack is a bit dramatic but, my husband ahem, I mean business partner, spent several hours this morning rebuilding a gate at one of the properties we own and manage. The gate that was on the property had recently been kicked in and was in need of some serious repair.  Rumor has it that it was a neighborhood teenager that wanted to get in the back yard so he could smoke his marijuana. Who knows, I'm sure we will never know who the culprit was I just hope it doesn't happen again. The tenant requested that a taller gate be installed and we obliged.  While we were honoring our tenants request we also wanted to beef up the strength of the gate significantly to try to prevent any vandalism in the future. We don't generally have issues with vandals as we try to purchase properties that a...

While most of the market was enjoying a 4 day weekend, we "quietly" had quite the devastating day for rates on Friday. Immediately after the promising numbers of the jobs report were unveiled, we opened 127 basis points worse than Wednesday's closing. As the short market day progressed, we lost an additional 72 basis points. In early trading today, we are beginning to make up some ground, but we have far to go! Besides working for a property management software company and providing tenant screening I have been searching for local investment opportunities in the housing market mostly casually but at times aggressively since around 2007. In Grants Pass, OR (my locale) the housing bubble was pretty well deflated by the end of 2008, there were plenty of properties on the market, prices were very negotiable, and the competition was light. Fast forward a few years to 2011 and the number of houses on the market dropped dramatically, prices were not as negotiable, and most of the time someone would beat me to offer. Today in 2013 something very different is happening and I think I may have run out of time to find any more properties that are going to pencil as a profitable rental property. I could si...

Local Goodwill To Open Store In La Jolla, California. Good news for bargain hunters and merchandise donors in La Jolla: Goodwill plans to open a thrift store just off Torrey Pines Road around June 27, 2013. The new store is just under 1,600 square feet and will feature primarily clothing and accessories with a smaller than average housewares section. The La Jolla site is surrounded by home furnishing and interior design stores such Ark Antiques and Roche Bobois. The drive-through donation center behind the store began operation in early June 2013 to collect clean reusable clothing and gently used collectibles, jewelry and household items that will fill the new store. People donate and shop where it's most convenient. prior to this store opening people would have to go out of their way u...

San Diego Memorial Day Events 2013 To Honor The Fallen   "It is foolish and wrong to mourn the men who died.  Rather we should thank God that such men lived."  General George Patton Like so many other communities in the United States, people who live in San Diego are happy to celebrate the three day Memorial Day weekend with bar-b-ques and beach outings.  But, since we have such a huge military presence, over 100,000 active duty Navy and Marine personnel, Memorial Day is especially significant here.  San Diego has the largest concentration of military in the world!  To honor those that have given the ultimate sacrifice, we will have a few very special events on Memorial Day.   La Jolla Mount Soledad Veterans Memorial: Every year,  there is a Memorial Day ceremony to honor the fallen on ...
