I've been a landlord for around 8 years now (kind of a newbie still) and my husband and I manage all of our properties and our biggest challenges so far (luckily) have been; placing tenants and collecting rent.  The best advice I can give about placing tenants is to absolutely be sure to do a tenant credit check.  Today however I'm going to focus on collecting rent. I know I'm not the only one out there that gets a nagging feeling when the beginning of the month rolls around.  We pro-rate rents so they are all due on the first, with a 3 day grace period.  There's the select few tenants that pay on the 1st. The remainder tend to push that grace period to the limit and come in on the 3rd or 4th of the month.  The whole time I'm worried if they will be able to pay the rent this month.  If ... 04/05/2013
