La Jolla, CA Real Estate News

As a beautiful day came to a close yesterday, I recalled the song by Perry Como, Sunrise Sunset. It tells of how the days pass so quickly and events in our lives just seem to disappear. As I took this photo capturing the beautiful Sunset here on the La Jolla coastline, the beauty and the peacefullness of yet another day passing gave me pause to remember to embrace what can so quickly  disappear from our memory. I then selected this title as one I would wish to name and then to share with each of you here in the Rain, this extraordinary day into night experience. The IRS recently did an audit of previous years tax returns and found out that landlords are cheating their taxes, whether they know it or not.  This audit was conducted because in August 2008, the Government Accountability Office stated that “at least 53 percent of individual taxpayers with rental real estate activity for Tax Year 2001 misreported their rental real estate activity, resulting in an estimated $12.4 billion of net misreported income.”The Treasury Inspector General for Tax Administration issued a report in December 2010 recommending increased scrutiny of tax returns with rental real estate activity, estimating that the change could recover over $27 million in lost revenue over 5 years. No matter how honest you are on your taxes, owning rental property is an audit trigger si...

We are always comparing, always making judgements. It's a fact of life.  We can't help ourselves.  It's how we learn and make decisions.  We do it in relationships, education, business, and it's no different in the world of real estate and property management.  To leave all the decision making up to your customer is risky business.  If you have not put on your customer's goggles lately, you better do it soon, lest your vision turn myopic, and we all know about not seeing the forest for the trees.  You can miss out on great potential. I've made it a practice to shop my competition, not necessarily because I want to do what they are doing, or have the means to do what they are doing, but knowledge is power.  If I know what's out there in the world, I can adjust my position, my stance, my ...

La Jolla homes Sotheby's Realty Global Marketing, San Diego, what a wonderful place to live. Foreigners have accounted for a growing share of home purchases in South Florida, Southern California, Arizona and other hard-hit markets. Chinese and Canadian buyers, among others, are taking advantage not only of big declines in U.S. home prices and reduced competition from Americans but also of favorable foreign exchange rates. To fuel this demand, the proposed measure would offer visas to any foreigner making a cash investment of at least $500,000 on residential real-estate-a single-family house, condo or townhouse. Applicants can spend the entire amount on one house or spend as little as $250,000 on a residence and invest the rest in other residential real estate, which can be rented out. In...
