Orange County real estate - Although some expected sales and open houses to be busy, this past weekend proved to be slow, as is most often the case on this holiday weekend.  I sat at one open house where only two couples came through.  For the most part, it was a busy November with sales increasing, and I believe we will see higher sales in December over last year.  Successful Ladera Ranch short sale!!! This was an investment property that my client bought 5 years ago. He refinanced the condo and cashed out 2 times prior to short selling the condo. He owed the 1st mortgage $ 530,000  and the 2nd mortgage $ 200,000 Property sold in approx 10 days for 349k Short sale approval for both banks took 7 weeks. The original buyer cancelled escrow and then we received a new offer for 337k. The bank did accept the new offer. That process took approx 7 days for the new approval. 1st lender accepted $ 307,000 2nd lender accepted $ 3,000 The bank paid all past due taxes, hoa fees, escrow, title and commissions. Orange County, CA - Nov. 18, 2009 - I was invited yesterday to attend an event where the Sr. Economist for Wells Fargo Bank, Dr. Eugenio Aleman, spoke.  In his words, "There will be no better time to buy a home like today." He pointed to all the factors taking place in the U.S. economy today and drove home the point that we are at the begining of a recovery. He backed up his speech by stating that the factors driving his statements stem from existing home sales have being up the past few month, interest rates remaining low and unemployment numbers are slightly lower.   According to a recent survey, the country saw a national decline in the percentage of U.S. homeowners with debt from mortgages that exceeds their home values in the thrid quarter.  This is attributed to leveling of home prices and homes already lost in foreclosures.  Banks still have large inventory of foreclosed on homes that have yet to hit the maket.  Watch for more Ladera Ranch homes, Rancho Santa Margarita homes and many homes in Irvine.

Many buyers have been waiting and concerned about the expiration of current higher loan limits that were scheduled to take place at the end of 2009. But last week, Congress passes a resolution that extends the higher limits on the FHA, Freddie Mac and Fannie Mae loans to continue through 2010.  There was an increase in activity levels in South Orange County this past weekend, especially in Ladera Ranch homes, and also in Rancho Santa Margarita, Dana Point, Mission Viejo and Laguna Niguel, as buyers are ready to move forward again.

Pending home sales are up this month again, making it the eight consecutive monthly gain which is the longest consecutive amount since the pending home index began in 2001.  This information is comes from the National Association of REALTORS® pending home sales index and is based on contracts signed in September '09. Contracts signed for home purchase in September rose 6.1 percent to 110.1 from a 103.8 percent in August. This marks the greatest annual increase and puts the index at the its peak level since December 2006.  The gain from a year ago is the largest annual increase on record, and the index is at the highest level since December 2006 when it was 112.8.
