Did you notice that Ladera Ranch has formed its own Chamber of commerce and it is the Ladera Rancho Chamber.  Its new president is Peter Cross.  The Ladera Chamber seceded from South Orange County Regional Chamber of Commerce on May 1st. The Orange County Register reported that Cross stated that the Ladera Rancho Chamber is focused on supporting the community of Ladera. The chamber of commerce supports the Ladera Ranch Education Foundation, the Tinkerbell Guild, Ladera Ranch Little League and local schools. Successful Ladera Ranch short sale!!! This was an investment property that my client bought 5 years ago. He refinanced the condo and cashed out 2 times prior to short selling the condo. He owed the 1st mortgage $ 530,000  and the 2nd mortgage $ 200,000 Property sold in approx 10 days for 349k Short sale approval for both banks took 7 weeks. The original buyer cancelled escrow and then we received a new offer for 337k. The bank did accept the new offer. That process took approx 7 days for the new approval. 1st lender accepted $ 307,000 2nd lender accepted $ 3,000 The bank paid all past due taxes, hoa fees, escrow, title and commissions. Ladera Ranch real estate has been experiencing a surge in buyers over the past 3 months and although prices are not yet pushing upward, multiple offers are surfacing on a number of homes.  When markets hit bottom, this is a normal occurence that signifies buyers feel there is value in their minds for the homes at these lows.  That is exactly what has begun in markets under the $1,000,000 range.  In the guard gated community of Covenant Hills, the verdict is still out these luxury homes.  Lots of inventory is still available in the higher price ranges, with little movement.  These homes should push downward on prices some more with foreclosures in this area closing at rock bottom numbers and many short sales available. Incentives are nice.  They are dandy.  Sometimes they are effective, right?!?  So the question I have for bloggers who want to comment on this post is - "What incentives do you offer that truly distinguish you from the competition in your local marketplace?" A Ladera Ranch Orthodontist is thinking outside the box and I dig it!  Dr. Harold Barkate is hosting a candy buy back program from 3 to 5 p.m. on Monday, November 3rd.  For every pound of candy a child brings in, Dr. Barkate will pay $1. Go to his Ladera Ranch office at 800 Corporate Drive, Suite #260.  The candy will be donated to military families stationed at Camp Pendleton.  Hopefully it will be spread out so we aren't destroying their teeth either. With the extensive media coverage, I'm surprised that I'm having an issue with the level of patience I'm experiencing on my Mission Viejo Short Sale.  Both the agent and the buyers are disappointed that I can't give them a firm response time - really?!  Come now. I listed the property and within 4 days, I had 4 offers.  I promptly put it in back up (I hate listings that sit collecting offers and still show 'Active' but that's another conversation).  We submitted with the bank.    It's been 6 weeks - the appraisal was just completed.  It's likely another 30 days before we hear something.  Sometimes they go faster - sometimes they don't.  Sometimes they never close. For example, over the weekend I pulled Short Sale history in Ladera Ranch.  Currently there are 40 Active Short Sale listing...
