From the Home builders perspective. Once was a time not too long ago when Banks were lending anyone any amount with little to no qualification short of a pulse. Well at least a pulse on the day of signing docs. The American dream was for a short time alive & well. But surely we all knew it could not last.  The lending escalated into a frenzy where if you were not in the mix you were either the smartest one in the room (as it ultimately turns out) or the most foolish depending on who you were asking. For my market Homebuilding times were Very VERY good! Cash was all around us. Weather or not it was if you were looking to making money in speculative venture or creating equity through personal property improvements was automatic.  1st time buyers just entering the home buying market could ...

Laguna Beach Homes - Sales 2008 Sales Soar in September Compared to the year before, sales of single-family, re-sale homes in Orange County rose 83.9% in September. This is the third month in a row home sales have been up year-over-year. The good news for buyers - the median price for single-family, re-sale homes in Orange County fell 4% from August. Year-over-year, the median price was off 26.7%. Just as several years ago at the height of the market, the large number of million dollar plus sales skewed statistical prices upward. The current large numbers of bank-owned properties working their way through the market are skewing statistical prices downward. As of November 1, 2008; There are currently 324 Homes for Sale in Laguna Beach, ranging in price from $400,000 to $23,000,000  •  ...

The annual Laguna Beach Classic Car Show was held on a cool fall Sunday in October. This event is sponsored by the local Rotary organization and takes place on the grounds of the Festival of Arts, the location of the local art shows that take place every summer.              The show was like attending a class on the history of car design. American muscle cars - Corvettes, Camaros, Barracudas, hot rods - looking like they just came off of the lot - ready to growl, eat up blacktop and guzzle 29 cent gas. Classic Jaguars, Fiats, and Aston Martins. Elegant Rolls Royce and Mercedes Benz. Sleek Porsches and practical Woodys. Cars that if you owned one, you'd set your alarm clock early so you could go stare at it in the garage.         My personal favorite - the VW Bus. During my college year...

Orange County Real Estate has been noted to be one of the best investments to make in today's environment. It's beaches are fantastic. There’s something about the beach that has inspired frolic and romance throughout the ages. Laguna Beach is no exception – offering pristine, clean beaches with fantastic waves. The deep azure sea simply invites one to take a dip or at least let one’s toes feel the rush of the waters as they roll to and from shore. Tourists often flock to the enchanting seaside villas and hotels, taking advantage of the spectacular views and answering to the sea’s beckoning call. Laguna Beach has some amazing marine preserves and wilderness parks that would delight any nature-lover. Hence, it does not come as a surprise that the people and government of Laguna Beach give...

The House at 154 Pearl Street. Is one of the oldest surviving homes in Laguna Beach, dating back to 1883. Tresor Properties, a partnership that bought the home, plans to restore and renovate the house and build a second unit on the 5,000 square foot lot, just one block inland from the beach.  In 1883, the light bulb was just four years old and Cuba was still apart of Spain, in this same year a small cottage sprang up at 154 Pearl St. in Laguna Beach. The Pearl street house still stands and is one of the oldest surviving home homes in Laguna Beach.  A group of investors paid $3.8 million to buy the two-story board-and-batten residence less than a block from Pearl beach. The ocean view home is now about 1500 square feet, featuring three bedrooms and two baths. It sits o a 5,000 square foo...

I can't believe it - Summer is over already and the Sawdust Festival ends this Sunday August 31st. That also means the free trolley shuttles will be over this weekend as well.  I have a Two for One email ticket if anyone thinks they might be able to attend before the show ends. I'd be happy to forward it to you, just let me know. The Pagent of the Masters rolled out the red carpet for their Annual Benefit Gala last Saturday. Doogie Howser's Neil Patrick Harris was there, Joshua Malina from the West Wing, Kate Flannery of The Office, Beaver Cleaver, Jerry Mathers was also there and many others. Tickets are on sale again to win a million dollar home in Laguna Beach, actually, it's $1,200,000 this year and the funds raised go to benefit the Ocean Institute in Dana Point.  They only sell a ...

Laguna Beach is a beautiful coastal community with fabulous views of the Pacific. It has a long reputation as an arts town and there are numerous galleries as well as festivals throughout the year - The Sawdust Festival, Pageant of the Masters, and more. READ MORE - Here's the official Laguna Beach website Take an Art Walk in Laguna Beach Laguna Beach is about 45 miles from Carlsbad, to the north up the 5 freeway, which is why I like to visit when I have time to take in the beach scene, the galleries, and the beautiful scenery. Visually, Laguna Beach is a pleasure, and it is easy to walk around and take in all that is happening there. It's easy to see why folks gravitate to the beaches, the town, and to live here, with the fabulous ocean views from the hills. As one would expect, Laguna...

A recent consumer survey conducted jointly by Sotheby's International Realty Network and Architectural Digest magazine found that one in three of Architectural Digest readers (36%) intend to acquire a secondary home in the next two years. Lifestyle is a major factor when choosing a second home and around 75% said that being next to the water or beach was the most sought-after feature in a secondary property followed by 48% who said they would like to be on or near a golf course. Fortunately in our coastal OC Riviera communities we can satisfy the desire for both of these lifestyle features and this is reflected in the continuing demand for distinctive coastal properties that we are seeing. The baby boomer generation continues to drive the search for second homes, and many of them are se...

Once again it was a Broker Preview day on Wednesday and I decided to go out and preview Laguna Beach. I usually just preview Newport Beach Homes for sale and Costa Mesa but I thought I would be different this week. I was so glad I went. Emerald Bay is absolutely gorgeous, but unless you are there and see it for your self you can't appreciate the beauty. My friend Teri and I, another Prudential Realtor previewed  4-5 homes that day in Emerald Bay, but by far this one was our favorite. Look at the views we experienced. This 5 bedroom, 5 bath, 4900 square foot home sits above the ocean. Enjoy panoramic views of Emerald Bay and the Laguna coastline. This home has many decks where you can enjoy these beautiful views. Asking price $17,250,000. This is the beach......young men playing Volleyba...
