Through April, sales of homes and condos in Laguna Beach are down 50% from the same time in 2007.  And 2007 was a down year!  In comparison to the height of the market in 2005, sales are at one-third the level today that they were then.  Part of the rationale is that potential home buyers are sitting on the sidelines waiting for the market to hit bottom.  My best estimate is that the market will level off in 2009.  The other primary reason for the decline in the number of homes sold is that it is very difficult to get a jumbo (over $729,500) loan today.  As a capitalist, I am a firm believer that the credit market will straighten itself out.  There is too much $$$ at stake (and to be made).  Somebody or some company will figure it out and begin feeling comfortable loaning money again.  ...

From spending time at Shaw's Cove SCUBA diving to walking through downtown, it allows a small beach community feel to creep into your soul. As of April 2nd, 2008 according to the Multiple Listing Service (MLS) the total number of active listings in Laguna Beach totaled 314 homes (condos, townhomes and single family homes).  This is down 129 homes from February 2008 with a total of 443 homes on the market.  We have seen a nice pick up in Orange County home sales in February and March of 2008.The inventory numbers are holding steady which is a good sign for the market.  The FED cut interest rates by .75 basis points in March.  This will help keep interest rates fairly low as the bond market decides what to do next.  The new conforming loan limits were announced in March.  The new conforming loan limit is now $729,750.  This will definitely help buyers and sellers in the Orange County housing market.  The former conforming rat...
