Moving? Don't Ignore Your Neighbors, Include Them   I get it! You want your privacy. You don't want to hear all the opinions of every neighbor on the street. They would like to tell you all about the value, the recent sales, the horror stories of their friends. They have opinions about EVERYTHING and you just don't want to hear it. Hear it anyway! Jared and Amanda Christiansen wrote a great post today about how neighbors can kill a deal. They are completely right. Their post talks about how a shabby yard next door can be a deal breaker for the new buyer. Absolutely! But you don't have a neighbor with a junk yard in the back door. What you do have is neighbors who probably want to be involved in the changes of the street. When you try to hide the fact that you're moving you leave yoursel...

Vegas Bob meets Beachcomber Bob on the Beaches in Southern California   San Diego County is in for possible record highs in temperatures today 4-8-2014. This is what Vegas Bob viewed on the news last evening. It's a good thing VB is use to hot temperatures from living in Las Vegas Nevada. So back to the title of this post ... The name Vegas Bob is not fitting in real well down in Southern California, and VB wants to fit in where ever he goes.  So Vegas Bob was thinking while in SoCal, how about "Beachcomber Bob"? Or is that too pervy? How about "Buccaneer Bob"? Or is that too Piraty? "Beachcomber Bob" will be driving across the county line into Orange County today relaxing on the Beaches of Laguna. Beachcomber Bob today will try to stay out of direct sunlight so he doesn't get sunburne...

Oceanside, Laguna, Dana Point, Carlsbad - Vegas Bob loves them all ;o) The Pacific Coast in Southern California has always been on one of Vegas Bob's favorite places to hang his hat. VB arrived Sunday afternoon, checked into his hotel and off to the beach he went. The beaches were covered with families having BBQ's, Surfing, swimming, running, volleyball, sunbathing and so much more. The Pacific Coast continues to look like it has always looked like the 40 years VB has been coming to visit. Only problem is ... VB is having a problem loading a photo pic from his IPhone. So for now please take VB's word for it, the Pacific Coast is "Beautiful" and take a look at my previous post before this one. VB will be back in the next few days with photo pics ... Eye Candy for everyone to look at   U...

Purchasing a Second Home in Laguna BeachPurchasing a second home can have it's benefits. It can be used for vacations, rental income, investment purposes or as a primary residence during retirement. You can deduct mortgage interest the same way you would for your primary home (up to $1.1 million). You can deduct property taxes on your second home as well.Summer vacation rentals in Laguna Beach can easily run $4,000 per week and a home on the beach can rent upwards of $20,000 per week. (As of this writing there is a home in Irvine Cove that rents for $200,000 per month.) Sounds like a pretty good investment, doesn't it. However, not all homes qualify for short term lodging. Short term is defined by a term of 30 days or less. To qualify for short term lodging the owner of the property mus...

Before anyone tries to answer this question, let me add some information. Remember, all brokers & agents put different percentages of time and effort into their businesses. So lets just say on average. And some cities & towns have a larger or smaller percentage of Realtors. And some cities & towns also may have more or less inventory of Real Estate to sell. And some cities & towns have higher values of homes than other cities & towns ... "Do you see where this is going"? There are so many factors to answer this question. Vegas Bob has always wondered ...  Which City/Town Creates the Most Profitable Real Estate Commissions? "Inquiring Minds Want to Know" The photo below was taken by Robert Swetz in Laguna Beach California and I would say that this area might rank up with the top 30?

I spoke with my broker several days about advertising in California and he said NO! NO! NO! I am planning on getting licensed in the State of California and continue to be licensed in Nevada. Well, I mentioned this to my broker several days ago and he said great! Then I asked him if I could advertise with a mail out to home owners in California that  I am getting licensed and would like to sell their home ... He said NO! NO! NO! He said that before you advertise to home owners in California you need to be licensed in the state of California. He did mention though that I can farm California residents that have homes and or own Real Estate in Las Vegas, Henderson or the state of Nevada. So Vegas Bob will listen to his broker and not advertise to home owners in California wanting to sell t...

Attention: Home Owners in Laguna Beach, Dana Point, Newport and surrounding areas ... Robert (Vegas Bob) Swetz would like to list your home. Tomorrow VB will be making some phone calls to a Realty One Group location in Laguna, to find out what he needs to become licensed in the state of California. I am quite sure that I only need to take the California state test, but will know more in the next couple days. Now some may ask! What would Vegas Bob know about homes and Real Estate in California? Well VB has been traveling through the whole state of California since the mid 70s. VB has driven down the pacific coast hwy from Oregon to Mexico at least a dozen times. Driven down I-5 over a dozen times and spends at least 2 months somewhere in the state of California every year. So once again...

How to Sell Your Home in Laguna Beach and Buy Another at the Same Time  Being a move-up buyer can be tough in today’s market. Although deals are closing rapidly, there’s no guarantee that your new dream home will close at the same time as your old dream home. Selling and buying at the same time is a delicate dance, but it is doable. There are a few ways to pursue this plan:1. Sell first, then buy. This is perhaps the safest plan, but it calls for multiple moves. In this scenario, you list your home and complete the transaction before purchasing another home. When you sell your home, you put the bulk of your belongings in storage and live in a temporary rental or, if possible, enter into a rent-back deal with your home’s new owner. The advantage of this method is that you know exactly ho...

Woods Cove Homes for Sale in Laguna Beach In the late 1800's Woods Cove was originally called Arch Beach. It was actually a separate city from Laguna Beach with access only from Aliso Canyon. The deep gullies of Bluebird Canyon and Sleepy Hollow Canyon made it too difficult for the wooden wagons to travel to this area. During that time there was a hotel at the corner of Diamond and Coast Hwy and a pier at the end of Diamond street. Search for Homes in Woods Cove It wasn't until the 1915's through the 20's that they started building the beach cottages, artists studios and dream homes that we find today. Many of the homes in this area were built prior to Design and Review regulations so you will find an eclectic mix of bungalows and custom homes. Laguna Beach Real Estate: See Homes for Sa...
