  Laguna Beach Pageant of the Monsters 2013   Laguna Beach is such a fun community. From the outside you might think that it's mostly a playground for adults. Certainly the wine and cheese tastings, art shows and charity events would support this belief. But children should not "fear" this Halloween, there is fun to be had in this city. On October 25, 26, 27 and 31st the Pageant of the Monsters will take place on the Festival of Arts from 6-9:30 pm. "Triskaidekaphobia" (fear of the number 13) is the theme this year. A family friendly haunted house will assume residence back stage at the Pageant of the Masters.   The Ocean View Is Over There   We all have special talents! Mine? Mine is showing ocean view homes on days when it's so foggy that you can't see the ocean. I can almost count on the fact that it will happen. I warn clients when we are in the middle of our June Gloom, but fall and winter are normally such beautiful times of the year in Laguna. So I was surprised this week when I had a relocation client come in for a few days to see ocean view homes. Yep...you guessed it! Cloudy/foggy days! The Runaway Agent!   I think that all professionals can agree that bad-mouthing the competition is wrong. It only makes us look petty and small. But then sometimes it's a challenge not to do just that. I always try to come up with some explanation for odd/poor behavior: must be having personal problems perhaps they are new it's a complicated situation Last night I was at a listing presentation! Real Estate Is A Contact Sport!   The Web is a wonderful tool! It allows us to interact with the world while sitting in our PJs. Buyers and sellers can do this also.       Laguna Beach Police Loses One Of Their Own     Laguna Beach Police lost a motorcycle officer last night in the line of duty. It appears to be a traffic accident where substance abuse is NOT a factor....just one of those tragic events.  This post is not meant to give the details of the accident, but to illustrate the small town heart that Laguna Beach has. The town is in full mourning this morning. The accident occured shortly before midnight last night and this morning the city woke up to the loss. Little by little word has spread to the locals who are gathering as close as they can to the site to cry and support each other.  The Laguna Beach Police Department has less than 50 officers and has not lost one since 1953.   Creative Home Showings! Think Outside The Box!   So this was a first for me. You might not realize it, but I'm not the most tech-savvy person in the world. I've been fortunate (or unfortunate) to have people in my life who are, so I have avoided needing to learn things. What I lack in tech expertise, I make up for in creative thinking, but this was a new one for me. This past weekend, I had an appointment for a new client. She is moving from West LA to Orange County and has some difficulty getting around. She needs to move in about 30-40 days due to the sale of her current home, so time is of the essence. She has some specific ideas about what kind of neighborhood she wants to live in, but not where that neighborhood might be. So this first tour was to narrow down cities/communities....

  The App I Can't Live Without...In Southern California!!   The Greater Los Angeles Area has a reputation for horrible traffic. I can't imagine where that comes from.....oh wait, it's true! I keep hoping that telecommuting will become so popular that I could breeze up the 405 on a Friday afternoon with ease.  Alas, it's not to be! So since the freeways are more like parking lots, we need to adjust our routes at a moment's notice. The good news is that the freeway system in LA actually does allow for various options to get to most places, so we can choose the 605 or 91 or 5 or.....to avoid traffic. A tenant occupied property doesn't have to create a problem, but often it does. Problems normally come from the desire of the seller to keep the tenant there.....and paying rent....for as long as possible. While this might make sense for the seller, they are also creating a possible problem if not handled properly. In California, leases transfer with the property. This means that the new owner must honor the terms of the lease, be it month-to-month or a year. Typically a seller and their agent are savvy enough to disclose this in the listing so as to attract investors or others who want a property with built-in income.
