Lake Forest, South Orange County, California, Housing Market Update, shows prices up from last year, number of sales down, and increasing short sales. Lake Forest is a beautiful residential community located east of Irvine and where homes are more affordable for buyers at South Orange County. 90 Lake Forest homes sold during July 2010. (This is down from 102 sold during July 2009) Average sold price was $412k. (This is up from $378k average sold price last year). Sales activity in Lake Forest for the month of May was (not surprisingly) UP from last year! The end of the national first time buyer tax credit, combined with the beginning of the new California tax credit (started 5/1/2010) was likely a very significant factor in this!  I am betting that there were several escrows scheduled to close in late April that ended up sliding into the early part of May to take advantage of a potential “double dip.”  The April sales totaled only 49 properties, while May included 59 – a 20% increase in volume! Here’s the breakdown of sales for the month of May 2010: Condos & townhomes - 24 at average sale price of $240,770 ($201.35/square foot) and 55 days on the market.  The range was from $115,000 to $355,000.  14 of these were short sales or foreclosures and...

For those of you interested in new developments one is coming to Portola Hills. This has been in the works for quite a long time and approved via the city of Lake Forest in 2008.  With the real estate market collapse there has been a delay but with a slight improvement, things are beginning to rumble again about the new development.     Briefly the developers are beginning to restart their environmental documents that should take 12 months to complete and review with the city and community.  Antcipated construction to begin in 18 months, of course the Real Estate Market will play a key role as to whether this is pushed up or back. The tenznts in Lake Forest got the biggest rent decrease in Ornage County on average.   The tenants in the Lake Forest got an average of $173 a month off their rent during the fourth quarter of 2009.  That is an average rent cut of 11.4 percent according to apartment tracker RealFacts. The average rent in the city is $1,347 a month compared with $1520 in the fourth quarter of 2008. The $173 cut compares with an average decrease of $105 in the USA.  The statistics show that all 23 cities have decreases in rents.  The other cities high on the list of rent reductions are Brea, Aliso Viejo, Orange, Placentia and Fullerton.  However, Newport Beach had the most stable rents with only a $43 per month drop. If you are tired of paying rent to someone,. it is the perfect time to buy.
