There are many things we notice on the way to and from home. Today we saw a few beautiful moments the California Poppies and then we saw other things as well. Not wanting to go into details there was an animal on the road... so on our way back it was still there... A day trip to the California Poppy Preserve in Lancaster, CAMost of my readers know, I eat and sleep Real Estate in the greater Los Angeles area. At the same time, I have always loved the California Poppies. One year about four or five years ago we went to see them and I was in love. The foothills of the mountains were blanketed with beautiful yellow poppies. The Fields were covered with a yellow blanket as well. The following year was a total bust, we barely found a few on the road side to and from the preserve.Ever since then, for the past three years, I have been yearning to see a full blanket of poppies. Lancaster, CA home of the Air Force Flight Test Museum One of my most memorable and surprising discovery came by accident as Diane and I were driving around Lancaster, CA. Long and behold we ran into Blackbird Air Park an Annex of the Edwards AFT Flight Test Museum. The best part was that The Air Park is Open Friday through Sunday from 11am to 4pm. There is a catch it is subject to Volunteer Availability and Weather.  Weather is not that big of an issue here in Southern California, but Volunteer Availability is another story. Keeping in mind that The Flight Test Historical Foundation is a private organization. It is not a part of the Department of Defense or any of its components and it has no government status. It is my opinion based on fact that every FHA 203k loan should be a Standard or Full 203k. In 2005 the Streamlined k came on board as there were those in the industry that felt many small renovation projects didn't really need a "consultant".  Now after about 9 years the Streamlined k accounts for 98% of the problem 203k loans in the industry.  I met a client today who was told by everyone that they should use  a particular contractor on their Streamlined k loan. Her contractor bid under $2,700 and the one that they were told to use came up with a whole lot more work... NOT, but charged nearly $10,000. Some days we stroll along our merry way, oblivious to details around us.  Perhaps it's a form of therapy, disconnecting from everyone and everything.  Just when you least expect it, something sneaks up on you and takes a bite out of your reality. Recently, I visited the Antelope Valley California Poppy Reserve with my family.  My daughter wanted to snap some pics of the poppies, as they were in full bloom in the Mojave Desert.  I thought we were only going to take pics, but our adventure turned into a hike. I love hikes.  I love flip flops.  But hikes and flip flops don't exactly mesh.  Just ask the 4 foot snake that lunged out of nowhere and wrapped itself around my ankle, biting me!  Apparently he loved my flip flops too!  I know... what was I thinking? My most recent job proves no house is too small for staging. I got a call from a real-estate broker, investor who flips houses on the side. He was just completing a modest house he was flipping and wanted to try staging as the house was vacant. He was concerned, however, that because the house was small, just under 1000 square feet, he didn't want to fill the rooms up with furniture making the rooms look ever smaller. I agreed then lightly staged the home giving purpose to key rooms, and think it came out very well. This little plain-Jane home now has some color and personality
